We are heading into the homestretch for 2008.  Hopefully you have been working on your business plan for 2009 or already have that nailed down.  Before you throw in the towel on 2008, unless you're on vacation, consider eeking out the most of these last days by marketing the best deals from your local real estate inventory.

Real estate inventory clearance

Take a page from a retailer's playbook.  Emphasize the discounts and returns in your market.   Highlighting the real estate inventory clearance on your blog or website.  Use the WOM factor through informing your social networks about your clearnance sale.

Talk about your real estate inventory clearance by getting out of the house and getting your meet and greet on (fondly referred to as belly to belly).  Advertise in your local paper IF IT MAKES sense and the readership is still there.

  • Write about how returned houses make good deals for buyers
  • Describe the process of buying REOs.
  • Give local stats on REOs.
  • Provide links to REO listings on your website/blog

Quick Thought:  If you are in snowbird land right now, you could reach out and cross promote a real estate associate whose got some great warm weather specials for local consumers who are crying the winter blues (vacation homes, retirement homes).  Your net gain is when those prospects call you, you qualify them, and place an outbound referral.

Rebecca I like the REO idea.

I'll try to incorporate that into my website.  Any ideas on where you can get a free list of foreclosures? Or do you just do an MLS search?

MeLisa- I would imagine the MLS...or perhaps you can team up with an agent who you know carries a lot of REO inventory and wouldn't mind extra exposure and a referral on an REO property.

Also keep in mind, REO is an example.  There is an abundance of inventory across the country, but you can also look at your inventory right now and see if there aren't some great listing deals that you can promote.  Doesn't have to be REO, it should be customized to your business and your local market.  REO is one theme.:-)

Rebecca, It ain;t over yet. I placed a property under contract yesterday and we are closing this coming Monday December 29th. Not sure If I'll get anymore sold and closed before  the end of the year but I certainly plan on getting a couple more under contract before I close this year out.

The REOs are being cleared out. I saw some prices this week that were just unbelievable. Obviously it was the banks taking advantage of the year end clearance.

Great idea Rebecca.  Newspapers are out here, our local one even cut the size of the paper to try and save money.  Guess how great that makes our ad's in the open house section?  We are probably not going to renew our contract in January...

Evelyn-   Sounds like it might be a good time to save that money for bigger and better things.  The newspapers are struggling and it's not over yet.  They have to move toward online media AND build a revenue model that makes sense.
