"I'm Busy...", "I'm NOT selling...", "I have a friend in the business...", I don't like Realtors..." (ouch!), "I'm waiting for my bailout..." (oh yes they did!)

I was going through some paperwork early this morning and came across a list I had made a little while back... It was titled "Conversation Stoppers". I don't know why, but it seemed less harsh than "objections"- call me silly.

As I read what started out as legible handwriting, but started to show signs of frustration further down the list, I had to laugh to myself, (and remind myself that maybe I should keep a typed running list next time) at how many reasons someone will give you in order to NOT to speak to you.

 No, Thursday's out. How about never, is never good for you?

I've been to enough seminars, calls, and meetings to hear that there are basically only 12-14 (the # varies with instructors) reasons people give not to speak to agents. And I thought it proactive, to keep these reasons with some "rescuers" that had worked for me in the past in front of me as I made my daily calls, so as to not get "railroaded".

 Locomotive full steam ahead!

Sometimes it worked, and sometimes it didn't.... What I did learn is that eventhough there are less than 20 reasons that someone can give you for not speaking to you, people are getting QUITE creative in their delivery.

I just love these giant mushroom caps! (Shoved in man's mouth @ a cocktail party) they're great conversation stoppers!

So, what's one to do??? I'm hoping that you guys have some fantastic OHT's that you may be willing to share, so we can have the "mother of all lists" at our fingertips in '09...

What's your best or favorite "Conversation Rescuer"???

I have a friend in the business... "Most everyone does. Does that mean you will only do business with your friend?"

I don't like Realtors... "That's OK. I don't like dentists but I still see one.  So, does that mean you want <insert benefit>, or not?"

I don't play much verbal judo.  I think there are enough people who are interested and qualified to do business NOW that I'd rather go find them than grind on somebody who doesn't want to do business with me.  Life's too short.

LOVE that first one ... "How about never?" - if clients would only be that honest! 

Ok here's my .02 - - - earlier in my career I did something that helped me very much, and frankly I should revisit it.  I made a list like you did of objections; "What's your rate", "What are your fees", "I want to use a local lender", etc.  and I practiced the counter-objections like, "I'm not local but I have been lending across the county for years and can show you a list of testimonials," or "The rate is X - sir/mam, what is most important to you about a low interest rate, is it a lower payment, or is paying off your home sooner more important?"  One of the coolest things in business is turning a weekness into a strength. A prospect really only has so many objections, and when they do object, it is because they want more info. Maybe you can make a post on objections vs. counter-objections - THAT would be an awesome post!!  i hope i don't miss that one.

Of course, there isn't a "file" and it's just the "concept" of being closed-out that gets people to say, "No, wait, um, hold on there...."
