For the last several years, I have sold tons of Hud houses. However, they appear to get more challenging in the last few months.
One that I have under contract, 1475 Keats in Dyersburg not only has some repair issues that did not show up in the original Hud listing but now has termites.
For all you Realtors that sell Hud homes, you know that Hud has a home inspection done as well as an appraisal and termite inspection. The home inspection is available on the HUD side and other two reports are available upon request to Hud's management company for your area.
I was on vacation last week and my lender called and asked me about a "fresh termite letter" so I called my termite inspector and asked him to check the house for termites. We had an older termite letter provided by Hud but not current according to the standards of the lender being used. Well guess what? He found termites! We were scheduled to close on that house today but could not because of this. Hud will send out their termite guy who checked it originally and I hope he will treat it so we can close next week.
Please be diligent when selling Hud foreclosures as Hud and their representatives make mistakes that could cost your client. I told my client I am so glad I ordered another termite inspection even though we missed a closing today.
