You need a support group that understands your every move.  I have been in the property management business for 22 years in Dallas Texas and I could not have made it without this organization.  NARPM is the only organization that supports "residential" property management NOT multi-family.  Trust me...there is a difference.  You have a great chapter in AZ.  Check out www.NARPM.org You are NOT alone!

There are chapters all over the country along with an annual convention, newsletter, and a designation program.  The National Association of Residential Property Managers (NARPM) is a great place  to learn from other property managers.  It will pay for itself many times over.

IMHO * Newbie property managers need to start with a local property mentor "mentor" if they are not being trained in-house by an EXPERIENCED property manager...getting education locally through their board of Realtors, local apt/landlord association or landlord-tenant education through a local or community college are IMPERATIVES.  Once they have some "time-in" they should branch out into joining local or national property management associations.

In addition to NARPM, there is www.FARPM.org which started locally for Florida property managers and which now accepts members from outside the state.  They have their own property management academy and designations.  Their newsletter is PACKED with information relative to the practice of property management and their conventions are AWESOME!!!

One of the BEST benefits of networking locally is the ability to connect on a local level with other real estate agents, property managers and real estate professionals whose wisdom and expertise can be shared for FREE!!! * join the local Chamber of Commerce, economic development council, Realtor association property management committees....
