More brokers and agents each day are embracing video as a marketing tool for their property listings.  While many have been slow to adopt this technology, the ice has been broken and many agents are reaping the benefits.  Aimee Fitzpatrick made it the topic of her latest cover feature in Newsday's Real Estate Section. Here are a few comments about video by real estate agents in the article:

"It makes a house come alive for prospective buyers. It eliminates wasted walk-throughs, and hopefully will shorten the time a house is on the market. In today's market there's an abundance of inventory out there, and you have to do everything in your power to give a house the proper exposure - whether it's a $300,000 house or a $2-million estate." - Laureta Besser of Loretta Besser Real Estate

"I love that it's a streaming video, which is more fluid for people to see. I wouldn't give you two cents for those 360-tours that freeze on your computer. As an ex-television producer, I know how important good visuals are." - Patrick McLaughlin of Prudential Douglas Elliman

"The exposure you get online is phenomenal. Money spent on advertising in magazines and newspapers is important for branding yourself, but it doesn't generate the calls like a Web site. People want the sensory experience, so I've gone to video with that in mind." - Enzo Morabito of Prudential Douglas Elliman

"The beauty of it in terms of value is that when you invest in a video, it's available to the entire world 24/7. There's no shelf life - until the home is sold. As an agent, it really helps separate you from the competition." - Kent Rydberg, Manager at Prudential Douglas Elliman.

I agree Eric, on the value of Virtual Tours. I'm currently taking my ASR course and I was suprised at the stats they quoted not to mention the safety concerns for the seller and for the agent. I mean the safety factor alone is a prime reason for moving to virtual/video's. I think it will just continue to increase in popularity and soon enough it will be "THEE" way to tour a property.

Would you believe, no one in our area is doing this? I've been looking for months, for a way to do this. I just found out last week, from another Rainer, about the sites that will host the videos I'm creating. I always hated virtual tours and the way the distort the rooms and/or don't really give you an idea of the actual layout.

But that's OK. By the time the agents in this area catch on, they'll be eating my dust ;) (And I mean that in the nicest way possible)

Besides doing virtual tours and custom web sites I've recently added photo-video tours to Youtube. 
I hoping to switch to HD Video tours as the price for blue ray DVD and HD cameras come down in price.

Adam...good for you for trying out the YouTube idea.  Taking the initiative to try something new is always a positive step!  A couple of quick thoughts:

1. It is not a good idea to use copyrighted music on any tour used to sell a home.  Take a peek on Google and type in "royalty free music". There are a variety of sites that provide inexpensive or even free music for use in promotional pieces.

2. Photo tours converted into Flash, QT or Windows Media are a great start. You might also want to experiment with live motion video to give the feature a more polished feel.  Here are a few samples of what I am referring to.
