Today I was evaluting my blogging for the past year..and in doing so..I really paid attention to the little gold nuggets in my blog posts..not written by me..but others in comments.  Call it training..or future blog material..these are some of my favorites for 2008!

Buyer Broker Agreements-Its Not Always About The Deposit!  "Some people say there is no benefit for the buyer in a buyer's agreement.  That is a misconception, and I have seen it in living color - here are a few examples of benefits for the buyer who chooses to sign a BA.  BAs protect buyers from greedy FSBO sellers (they aren't all greedy, but they do exist) by allowing the buyer to have a third party negotiate price, inspection repairs and follow-up. Timid buyers don't want to offend the seller (They seem sooo nice).  BAs guarantee that someone will dig in and check a price, market conditions, upcoming tax assessments, easements, utility averages, previous insurance claims and more.  BAs guarantee that the agent won't bid against the buyer in Ohio.  BAs guarantee that the agent will show the buyer every home on the market, not just what is on the MLS.  BAs help the buyer get the best price, best value and best representation and highest level of commitment from an agent, because they know they are not competing against other agents due to their agreement with the buyer.  In Ohio, agents have a much higher level of legal commitment to buyers when a BA is in force.  There is much more, but I don't want to hijack this post!!  My thought: If an agent doesn't know how to protect his/her own interests, how can they be expected to look out for the buyer's best interests?"

It's great when others speak up and give praise to someone that writes very well... and that it's genuine and sincere.  Sorry that I have missed so many though.  Happy Holidays and keep up the great work. As Castellum said, in regards to the reasons for trying for that featured post... they make sense and has been one helpful reason that I try for those features. It does make you write quality posts and in some cases, research your information. ... some of the same things that seem to lack in many other posts. Hey Midori - those are all nuggets, and so many more in many of your posts.  I love to read the comments people leave, not only on my own posts, but those left on good posts written by so many other AR members.  Comments can sometimes continue conversations that go far beyond the original post, and there are so many hidden gems in comments all over the rain, if people take the time to actually read them. 

I really treasure the comments on my posts, especially those from the heart and those that add great insight to a topic at hand.

 Comments are what originally differentiated Active Rain from the other networking sites. We were forced to comment when we joined because it appeared that one needed points. It's because of the commenting that so many people have met and bonded. I am on many social networks, but AR is the only one I actually feel like I "know" the people. Even if we have never met. And you're right, the comments "are" golden nuggets. I think we all like to reread comments every once in awhile.

I have only been in the RAIN for a few short months and already I have learned a great deal from the posts I have read.  Now I have a BIG problem.  I keep getting sucked in and can't get out.  It is like reading a good novel, you don't want to put down.  Is there a twelve step program for newbies? 

Very nice post, I really enjoyed reading it and most of the nuggets you mentioned above.  I had to draw the line and had to refrain from reading your comments, otherwise I would have been here until spring.  Thank you for sharing.

Midori - I think comments are where the gold is.  By the time a post is written and submitted it is already being changing by the first comment.  Look at the ideas that you hear and then look at the responses you give back as your post takes on a life of its own.  I love the posts, but I prefer the comments.
