The Truth about Floor Time

So, we all know what floor time is. You sit at the office front desk and answer the phone in hope of catching a buyer call and converting that into a closed sales transaction.

But most of us never think about what actually makes that phone ring and who's best interest it's in!

To get that phone to ring, most company either require that you put 'COMPANY" signs up on your listings with the company phone number or the offer "FREE SIGNS" to you the agent to place on your listings. Remember nothing in this world is FREE! Those signs have the office main number on it. Yes I know that some of us put a "rider" on the sign with our contact information, but most people will still end up calling the number on the main sign, not the rider.

Now, you've done all of the hard work of getting that listing, and you go and give all of those sign call leads away to some other agent!!!! That is crazy!! Who's best interest is that actually in? Not yours!!! It benefits both the company (because they benefit if the other agent closes your buyer lead) and that other lazy agent benefits from all of YOUR hard work.

Any company that uses floor time as an "added benifit" for being with the company is targeting agents that either don't know how to lead generate for themselves or don't want to lead generate for themselves. Knowing that lead generation is the BIGGEST issue in any sales business (you can't do anything else if you don't have a lead to do it with), the company should really be asking itself, "Are these really the kinds of agents that I'm looking to do business with?"

I hear some many agents ask if Keller Williams Realty Las Vegas will "give me leads"!!! Right then and there I know that this may not be the kind of agent that we are looking to go into business with. Keller Williams actually teaches you how to generate YOUR OWN LEADS not to depend on someone else handing you a lead to service. If you don't know how to lead generate then you are at the mercy of someone else giving you leads. What happens if they stop handing you leads???????? You're out of business!!!!!

Don't get caught up in the "hype" of "floor time" or some other strategy for "company generated leads". At the end of the day, it only benefits the company, not the agent.

Bryan:  I use my cell phone for everything and convert my own leads.  I've seen those floor agents answer the price question then let the prospect go.  No thank you!  My marketing money, my phone number.  And if you want your own leads, go on some listing appointments.  Coudn't agree with you more.

Bryan, I agree that as agents we must be responsible for generating our own leads. In our KW office, all sign calls go right back to that agent. We do have remote floor time where an agent is on "floor" but can be anywhere as long as it's in front of a computer. I schedule to do floor whenever I know I'll be on the computer anyway so if I get floor calls during that time it's a bonus.

In PA, it is required that the company name and phone number be dominant on all advertising...including signs.  I can have my  number too but it can not be in place of or more dominant than the company number...

That said I don't depend on floor time for my leads.

I agree that if calls come in on your own listings the prospect should go to the listing agent. I've done floor time over the years and it used to be more rewarding that it is now that's for sure. Quick question. How are those floor calls coming in? Being that Keller Williams doesn't promote putting the office number on any yard signs or advertising.

I think that's a crazy rule to be inacted by the state. That's very company focused, not agent focused.

A key indicator of whether floor time is effective in a given area is to see how many productive agents are lining up to do it!
