The roof problems below were easy to pickup on. The tarp alone, not to mention water staining on the ceiling inside the home, made it pretty apparent that things were not good with the roof. Sometimes a roof can be kept in place for a few more years with ongoing maintenance. But that is certainly not the case with a composition roof such as this one that has turned the corner and is now shot.

Not only is it heavily covered with moss, but the roofing material is so deteriorated and brittle that it is breaking apart.

This roof was let go for so long that now significant work will have to be done elsewhere at the home: sheathing and rafters below are decaying at this point. When a roof goes, it goes fast in the wet climate here in Whatcom County.

Steve, what do you mean that roof is bad?  Don't you just put a new tarp on it?  Better check that one for holes.

Steven, This blog brings up a good point about deferred maintenance. Better to fix it when it's a small problem than wait to later when it's a bigger and more costly repair.
