Matthew Ferrara wrote a very interesting blog Are you Cheating your Sellers by using a Lockbox?
It is a well written blog with tons of good points. But what it fails to do is to see beyond the considerations of the Seller. It is all about why Seller should do this and that. However, in real life there are also considerations of the Buyer, and the agent representing the Buyer.
I strongly disagree with Matthew. He is showing only one side of the coin. As a buyer representative, when I am showing properties, I have an idea of what I want to show, in what order, etc. I have a scenario, and the last thing I want is a knowledgeable agent, who is selling this particular home. I do not want him/her there, I would not allow them to do the selling, so the whole point for them to come would be opening the door and stay outside. But then a lockbox is quite enough. And nobody needs to come.
Today, I was showing the properties for my buyer, who wants to get the feel of the area. She is not really ready to buy now, but will buy within one year. So, I am taking her to a few condos, and a few homes in two areas.
Will I show your property if it is not on a lockbox? No way, I am showing several and it is easier to show those, which are on the lockbox so that I do not want to commit to a certain time, as I do not want to rush my client, when showing. When it is on a lockbox, I can do it at any time, and if the buyer spent too much time on other properties and are tired, I can skip showing it without wasting anyone's time and causing anger and disappointment. You can't follow the Seller's interests only. I would tell the Seller that he/she is cutting the showings by a big number for some very questionable benefits, which I simply do not see.
It is not the right market for that. When there are hundreds of properties, I would check only those that could be of interest to my client, and then, because it is still a huge number, I would pick those that are on a lockbox, as it is easier to show. And only when we think that this home is what they want, then I will start calling.
I understand that there could be exceptions like one-of-a-kind properties, unique or something else. Then I would appreciate agent's help. But I do not hear about lockboxes on $10 Mil homes anyway.
