To Lockbox or Not To Lockbox?

Matthew Ferrara wrote a very interesting blog Are you Cheating your Sellers by using a Lockbox?

It is a well written blog with tons of good points. But what it fails to do is to see beyond the considerations of the Seller. It is all about why Seller should do this and that. However, in real life there are also considerations of the Buyer, and the agent representing the Buyer.

I strongly disagree with Matthew. He is showing only one side of the coin. As a buyer representative, when I am showing properties, I have an idea of what I want to show, in what order, etc. I have a scenario, and the last thing I want is a knowledgeable agent, who is selling this particular home. I do not want him/her there, I would not allow them to do the selling, so the whole point for them to come would be opening the door and stay outside. But then a lockbox is quite enough. And nobody needs to come.

Today, I was showing the properties for my buyer, who wants to get the feel of the area. She is not really ready to buy now, but will buy within one year. So, I am taking her to a few condos, and a few homes in two areas.

Will I show your property if it is not on a lockbox? No way, I am showing several and it is easier to show those, which are on the lockbox so that I do not want to commit to a certain time, as I do not want to rush my client, when showing. When it is on a lockbox, I can do it at any time, and if the buyer spent too much time on other properties and are tired, I can skip showing it without wasting anyone's time and causing anger and disappointment. You can't follow the Seller's interests only. I would tell the Seller that he/she is cutting the showings by a big number for some very questionable benefits, which I simply do not see.

It is not the right market for that. When there are hundreds of properties, I would check only those that could be of interest to my client, and then, because it is still a huge number, I would pick those that are on a lockbox, as it is easier to show. And only when we think that this home is what they want, then I will start calling.

I understand that there could be exceptions like one-of-a-kind properties, unique or something else. Then I would appreciate agent's help. But I do not hear about lockboxes on $10 Mil homes anyway.

Agree with you. Often times when a home has no lock box it never gets shown. It is so much easier to show a home when it has a box.

I totally agree, you are lessing the number of showings by not having a lock box!  I know from being a listing agent, the difficulties I see when a seller doesn't want one for whatever reason, and I know from being a showing agent, that sometimes a property is cut from a list to show because of difficulties getting into the place (ie: not having a lock box)..

In this market you must do everything you can to get agents with the buyers IN THE DOOR, and not make it harder than the others on the list!

I have noticed Matthew likes writing inflamatory posts, or should I say ones that really get some conversation going!  I think many times it is tongue in cheek, but not all readers get that...

Ditto... I agree.  There are soooo many house on the market that if we can not coordinate with the listing agent then we move on the the next.  By the time we can coordinate the buyers have found something else.

Jon,

I don't believe that Matthew actually practices real estate any longer. Many buyers who have any difficulty getting into a listing at all will just say...next. It's not like there isn't enough inventory to look at these days.

And another good post rebutting the ridiculous lockbox debate. Real Simple, if you don't have a lockbox, I will take my buyer somewhere else. I will talk to you (Seller's Agent) if my buyers interested or if they have a question I can't answer for them. Don't play the lock box silliness.

No lockbox is like a 2% buyer agent payout-

it means the property is not getting shown- regardless what the seller thinks will work.

Hi Jon... You make very solid points... I thoght many of the same things when I read Matthew's post ealier. The bottom line is that I know of many agents who will not show properties without a lockbox, so not having one limits the marketability of the listing.

The lock box is the only way to go to much trouble to get the listing agent meet you there

not even fond of the combination boxes prefer the electronic with all the properties

on market it would have to be very special for me to consider.

Pat - Of course. Justifying and inconvenience does not help. Matthew's perspective is one property in the sea of other properties and for that he thinks a good presenter would do better, given a chance. However, we deal with multiple properties and logistically this is a nightmare.

We all now that when we go out with a client, all our plans are usually change. You thought of showing 3 units in the condos in certain area, and after looking at one, the client tells you that he/she did not want to look at anything that old, and your whole scenario, and your schedules go down the drain. SO, you either become your own secretary and start calling everyone trying to rearrange the routes, the customers are left to themselves... Not a good idea, really not.

Richard -  good point. It is not only the agents, but the Buyers, who do not want to wait, or have any inconvenience. As you say, they would just go to see another one.

Jon,

Thanks for taking the time to rebuff Matthew's post.

I like Matthew, but he is wrong about his recent blog post.

I think more than anything he overlooked that this is a buyer's market - not a seller's market.

And as such, it's not about making the seller's happy or trying to "sell" the buyer.  It's about what the buyer wants and that means seeing the home when they want to and having the privacy to discover the home on their own - without a tour guide blitzing them with questions.

Of course use a lockbox. The name of the game is to get the house shown. The easier it is to show the more people who will see it, and the greater the chance that someone will buy.

Immediately remove all combination boxes - before the sellers learn of the liability of having them on their property - and replace them with Supra electronic boxes

Just got an e-mail from our local board. 

After months of horror stories regarding combination lock boxes, the RAMB Residential Board has voted to initiate a campaign telling sellers they should immediately have any combination lock boxes removed from their property and replaced with Supra electronic boxes.Public Campaign:  The public will be informed of the liability and dangers of combination lock boxes and the security of Supra electronic boxes.  The public campaign will also tell buyers to be sure to work with RAMB MEMBERS who have Supra electronic keys for more access to more properties - and sellers to sell their homes faster.

Agents:  Immediately remove all combination boxes - before the sellers learn of the liability of having them on their property - and replace them with Supra electronic boxes.  This is the official advance notice to RAMB Members before the public campaign begins.

 

Brokers & Managers:  Please contact your agents to make sure they take action ASAP.  This liability must be eliminated for you, your agents and your sellers.

What should we do? Remove all combination boxes ?

Evelina - I guess this is food for thought. However, we are in different situation with you. You are covering a huge territory, and you can rightfully assume that agents working in that large area, who are members of NAR, have access.

Not in our neck of the woods. In our relatively small country, we have three different boards. Also, the growing neighbor north from us has their own county board. Before we were more local, but now it is not the case. So, it is always a problem when agents from other jurisdictions are trying to show, and same with us, because there are areas, like Venetian bay, which is administratively in New Smyrna Beach, but  which are being worked by a lot of agents from Daytona. They too have Supra's and how often we read the MLS saying Supra, and then can't open the door because it is "their" Supra.
