
We have all been there, your first time out showing a family potential homes. Are they the type that look at the front elevation and say lets move on, or do they meticulously observe every property inside and out?
I have always thought I was REALLY good at setting time lines for showing homes, so, I would set time frames within a half an hour of each home. When Jodi sets them up for me she would try to give me a 2 hour window. 2 hours??? Wow, seems a bit excessive doesn't it?
Now I would always leave the vacant homes as the wild cards I could use to fill in the voids or save till last if that was the scenario (and there are a LOT of them). Secondly there is the Heads up call properties, the families you call and and you sense apprehension for the showing time. How about if I call when I am 15 minutes out from showing your home? Will that help? Recently we had to do this because of a handicap situation, a divorce situation, a tenant, a Mom who had a small kiddie care business, heck, you never know.
Invariably that will get the showing, they will vacate, and the showing goes without incident. They all want to sell their homes, we just need to make it easier for them to do so. Many Sellers have unusual circumstances they need to contend with to leave the home. Often they do not volunteer why it is difficult, we just need to make it easy. Good Luck!


That's what I call being professional. A quick courtesy call will often calm the seller down by making the "showing" less stressful for them. It can also set the stage for friendly negotiations (if it's THE house), plus that innocent casual conversation could lead you to the discovery of the seller's "hot buttons" which might just give you a persuasive edge when discussing repairs, price, etc, as you finalize the contract.
