Realtors Please Call Back!

I just finished Mathew Ferrara's blog about lock boxes Are you Cheating your Sellers by using a Lockbox?. As I went through the comments, I came across many about agents not returning calls. I have to agree with that one. One day, I called 8 listings for showing instructions and I received one call back. Well actually I called her back and she picked up the phone. Agents, do you realize how stupid we look when we need to tell our clients that we did not receive any call backs. I know some agents have contracts on properties and have not changed the listing on the MLS, but please call back and let the buyer's agent know! Look, if you want to know why people look at us as USED CAR SALESPEOPLE,  in my opinion, this is one reason. When you do not call back an agent when they are calling for showing instructions, then you make us all look bad. Some of us need to raise the bar on how we conduct business.

John~ There really is no excuse to not call someone back.  It's bad enough they don't answer the phone.  Not calling back is unprofessional.

Great post John!  My daughter is a realtor and I know she has tried for hours to call an agent about a showing with no return call.  My first thought, do the people that have their homes listed with those agents know their agent may be losing them a sale?  My second thought, why would an agent not call back?  Looking forward to reading these comments.

That is one of my biggest pet peeves - people who don't take 30 seconds to call someone back.  Drives me wonkers!

These are the agents who have no real desire to sell a property. Just think...if someone wants to see the property, they may be the ones to buy the property. If you don't answer the phone, you've just lost a potential buyer. At the very least, call the agents back. How hard is that?

I have had similar problems with some agents not returning calls. With so many homes for my clients to chose from, my client will often tell me that if the agent doesn't call back, take the home off the list.

I agree!  What's worse to me is the agent that doens't put their cell # on their MLS profile and only leaves an office number.

Well, two weeks ago I tried calling two different agents from two different agencies - and the offices were CLOSED on Tuesday mornings! I tried at 9 am and at 10 am and at 11 am before I gave up - I could only leave voice mails in their office inbox...there was NO cell number at all. VERY annoying...I decided I'd go to the property anyway and if the seller was there I'd tell the truth - I'd been trying to call the agent all morning and got no answer and had no cell number for them.  (the properties ended up being vacant...mildly disappointing to the snarky side of me, ha ha)

So I see this is not just a South Florida issue. Yes, the second pet peeve is no cell number, just the office number.

Great point John. Simple common courtesy is also another way of giving great service to your clients. Unfortunately, many need to learn that lesson.

I agree and too read all the comments on Matthew's post. If they don't call back how can you expect them to show up to be available to show their home. You can't. I just don't get it. Everything we do or are suppose to do is to get the phone to ring.

It is down right rude to not call someone back and bank agents are the worst. As for showings, in our area we use a service with showing instructions and insist on lockboxes. We do not miss many at all. But I agree with Michael many are at their day job.

Communication is a must!  An agent in our office was complaining and wondering why his listing didn't sell - I had tried to show it the week before, his showing instructions said 'call agent for appointment with tenants.'

My buyers had driven by the home and wanted to see it - I called his home, his cell, our office and left messages, no reply at all.

My buyers bought another home the next day - cash, closed in 11 days.

If you think it's hard getting a REALTOR to call you back and you're a REALTOR yourself, you should see what consumers go through trying to reach agents.... especially those who only check their email once a day (if at that...)

On the other hand, the number one reason agents "drop" leads from consumers is "the consumer never called me back" so it seems to be a mutual game out there.

Matthew, I agree. I usually call back 3 time and leave a message. No return call and I feel they are no longer interested. I pick up my phone 90% of the time from 9am-9pm. I will admitt Sundays are a lackadaisical day, but I do return calls.

Matthew, You are so right. I call the client back 3 times, and I leave a message. If they do not call back, then I feel they are no longer interested. You will be amazed on how many calls I receive from potential clients, asking if Realtors answer their phones. They will tell me I was the seventh Realtor they called, and the only one to answer.



O.K. this might be a second answer to Matthew. Hit the wrong key again on the computer.

I concur with all of the aforementioned concerns.  I just called an agent on his cell and he snapped at me, "Please call my office!", it took me a second to calm my nerves.  I politely stated that not only had I tried his office and left 2 messages on his voice mail and another two with the receptionist but that I had submitted an offer via Docusign and e-mail (as requested) the previous day and still had not heard from him.  I adviced that he might want to check his e-mail inbox or spam folder because our offer is strong and my client had given the sellers 48 hours to respond on this Standard Sale.  His tone improved immediately.

What is going on? Some agents walk around like they cannot be bothered. 80% of my clients are buyers and I am taken a back by how difficult it is to get ahold of Agents now a days, whether it is to show a property, get information or to review documents.  I typically like to give 24-48 hour notice to show a property and still I have trouble getting call backs or even email responses.

Lastly, I seem to find descrepancies on the mls, it says go direct, vacant,  supra lockbox, we show up and the're 2 combo locks.  It says do not call for availability mls updated daily, we show up and it's in Escrow or has been withdrawn. The list goes on...we as Agents need to step it up, we need to execute our due dilligence.  Most importantly, have we forgotten that we have a fiduciary obligation to our buyers and sellers?  The sad thing, is the agents that should be reading this and stepping it up will not read this, they can't be bothered. *Sigh*

Laura, I guess the agent you called was to busy with his day job to answer real estate related questions. You are right, the agents who need to step it up won't read this, but the agents who do will keep it in the front of their brain. Thank you for the post.
