Five ways to utilize Twitter in order to connect with others and promote your business.

  1. Announce a new blog post - When people opt to follow your Twitter stream they are telling you that they want to be kept up to date about what it is you are doing.  This includes a certain level of promotional 'Tweets' every now and then like the announcement of a new blog post.
  2. Connect with your Community - In the good old days Realtors went to Chamber Mixers, local events and charity parties to establish themselves and make connections.  While these things might still be a good idea to participate in, you can take advantage of connecting with members of your community directly through Twitter.
  3. Open House Alerts - Having an open house for an upscale property?  Announce the date via Twitter to potentially boost the number of people that show up through out the day or weekend event. Announcing an open house via Twitter once or twice a week certainly won't chase people away and if you've connected with your local community as suggested above then you'll likely see an increase in interest.
  4. Upgrade your Twitter Background - Take a look at my Twitter profile and follow me while you are at it.  If your browser window is maximized you should see a list of links on the far left hand side to my Active Rain profile, Trulia profile, Linked In and so on.  Below that you'll find my 2009 promotion that I'm running.

Simply spend some time in your favorite paint program creating something small like this and you'll reach a good amount of people checking out your profile getting ready to follow you on Twitter.
  5. Live Tweeting - Attending a local charity or training class?  Bring your laptop and live tweet some of the highlights of the event.  People have done this with weddings, during a plane crash and other crazy events and have drawn a LARGE following of interested people.

Follow my Twitter updates for post announcements, random shots of marketing advice and to contact me directly through out the day without opening up Outlook.  Almost as good as live chat!

PS. If you use Twitter, please provide a link to your Twitter profile so that new AR Twitter users can quickly find like minded people to follow for great advice and tips.

Great ideas.  I also use Tweetdeck as well to keep up with people talking about moving to Savannah. Thanks John.

Thomas,

I've never used Tweetdeck so can't comment on the service.  I will however take a look at it right after I do a quick Carls Jr. run for lunch.

By the way, what is your Twitter link?

I love Twitter and am very addicted.  I definitely think you would love TweetDeck and also TweetGrid.

I know it's not a marketing strategy, but when I have trained agents within my board on web 2.0 and the vaule of Twitter.  We encourage Brokers to make their Agents tweet every 30 minutes of what they are doing.  It's a good way for a Broker to keep a pulse on what is happening within their company and also encourage Agent productivity.  Just a Twitter tip. :)

Bridget, I'm not so much a fan of setting anything to autopilot- sure it saves you time, but you lose some of your personality if you're tweets are automated (In my opinion).

Bridget,

I forgot about that capability though depending on how often a person posts they may not want to automate that as too much post updates and not enough regular communication with your Twitterville friends can result in people un-following you.

Jessica,

TweetGrid is completely new to me, I've not even heard of that one yet while I have heard of TweetDeck.

Interesting tip for Brokers, kind of keeps tabs on Realtor's that work in the office to ensure that they are using their time optimally. Certainly not a bad tip for any company that allows employees to utilize Twitter through out the day on a professional level.

One thing that is important to remember about Twitter is that if you aren't engaging in the conversation of the people you follow and you just promote your own stuff it's not going to help you.  I know a lot of realtors like to get out there and do the minimum to help themselves without having to put in the extra effort.  If I follow anyone on Twitter and they do nothing but self promote and spit links at me constantly I usually unfollow them.  Remember, even though Twitter is a microblog it's also a community.  Just like blogging if you don't engage your audience every once in a while, they're going to stop listening.

Thanks John for another great post.  I have planned on updating by background and definitely think yours is a good example of what to include.  I also like tip #5 - I can do it from my phone and definitely want to post anything "local".
