Marin Home Staging: What a Difference a Door Makes...

As my first posting on Active Rain, I thought it was appropriate to open the door to this community with comments about home staging entry doors

This condo project was targeted to the progressive home-buyer interested in a small home surrounded by trees in a quiet residential neighborhood.  Unfortunately the front entry is tucked along the side of the greenbelt-facing condo, and isn't visible from the street.  The condo hadn't been modified since it was built almost 25 years ago, and the cracked and faded Victorian-style front door and tired light fixtures just weren't doing the job.

The front door was replaced with a standard design 4-panel glass entry door that allows natural light into the home.  Privacy and style were both addressed by having the interior side of the glass windows sand-blasted, leaving a 3/4" clear border to suggest beveled glass.  New door hardware was installed (it looks and feels more substantial in the hands of a potential buyer), and new lighting and doorbell were affordable upgrades.

The new entry happily piques the interest of potential buyers, and sets the stage for a gently contemporary, updated home inside.  It instantly brings a positive reaction -- and we all know how important emotional connection is to staging!

Cool. Thats almost the same color I always recommend for doors to my clients.

Wow -- thanks so much for your kind words!  This was such a fun project to work on (I may send more pictures in a future blog), and small things like this entry had lots of impact.  I agree with you about the color, Terry -- especially because the exterior of the condo complex is a combination of limestone and miles and miles of taupe paint.  Neutrals look great with all the natural greenery, but the entry just needed more contrast and panache.

I love the choice of door!  The difference in the before & after photos are dramatic.  The 2nd is far more 'upscale' & 'modern'..... definately makes the first impression of the home pop... Great job!

By the way, I stumbled across some interior pictures of the same door before and...welll.. almost after!  I love the way the new door makes beautiful light and shadow patterns in the condo throughout the day.  These pictures also show what subtle paint colors can do as well.

Thanks, Leslie and Maureen!  I agree with you on the exterior Maureen -- so much has already been decided by the potential buyer before they've even opened the door!  Can't miss any opportunities to make a good impression...

Julia: After much deliberation, we decided to keep the beam stained as it was, since it seemed to go with the architecture (rustic limestone fireplace, etc.), and draw the eye up.  In retrospect I'm glad we did -- everything else that was originally stained -- baseboards, trim and cabinets - were happily painted.  The beam just added some nice contrast by leaving it as-is.  Thanks for your comments!

Wow Leslie - that door and light fixture really made a dramatic difference.  The original one is similar to the door on my own home.  Up until now I like it - now I think it's got to go!!!!!  Keep the pictures coming.
