In my previous blogs I have mentioned that I work with Seniors looking to relocate to the Triangle.  Specifically, I help Seniors that are looking for reasonably priced ranch/villa style homes in neighborhoods that include Senior activities and an affordable lifestyle. 

In the past we haven't had a lot of choices but builders are now recognizing the demand for this type of housing in the Triangle.  Here is my list for Spring 2007 with links to the communities for your reference.

  1. Ivy Hall.  East Raleigh, NC  Active 55+ community.  Growing area due to I-540 completion.  New 2 Bedroom Ranches w/2-Car Garage.  Homes From the $220s.  WKB Properties, Inc. is the builder. 
  2. Carolina Preserve by Del Webb Cary, NC.  Active 55+ community w/incredible amenities including healthcare facilities.  New Homes by Pulte from the $200s. Gorgeous ranch plans w/covered porches and 2 Car Garages. Pre-sale of new homes now available Q12008.   You can even go on their site and create a sample brochure with the amenities that you want on their site. 
  3. Heritage Pines.  Cary, NC. Built by K. Hovanian. Great location around the block from my office.  7 left that are under contract but the families can't sell back home so they may come back on the market in May 2007. Active 55+ community w/swim, tennis, and activities.  Heritage Pines homes re-sale fast and there is only one currently on the market.  Mid 200s to Mid 300s in the new section.
  4. The Village at Aversboro Garner, NC.  New  Homes From the $250s. 1,650-2,600 sq. ft.   147 Total Homesites.  All brick ranch homes w/2 Car Garages & Screened Porches.  The direct website is www.thevillageataversboro.com
  5. Johnson's Landing.  Fuquay Varina/Angier, NC.  New Villas from the $220s w/2-Car Garages.  2,050-2,600 sq.ft. 
  6. Heritage Spring  Wake Forest, NC.  From the $240s.  1,372 -2,225 sq. ft. Not an actual Active Adult community but marketed as one.  
  7. Four Seasons at Old Liberty Youngsville, NC just North of Wake Forest.  This incredible new community will feature 275 finely crafted homes with up to 3 bedrooms, 2 to 3 baths and 1 or 2-car garages. These spacious homes will range in size from approximately 1,700 to more than 3,000 square feet.  First move-ins at the end of Q22008.   Start at $288,900 to $327,900.  Floor plans are located at the link above.  Two model homes have just been completed. 
  8. Summerwind Plantation
    Clayton, 55+ Single family, cluster homes, condominium, townhome starting in the $120s.   The community will have be a wellness center on 3 acres overlooking a pond,  SummerWind Plantation will have a 4 acre stocked fishing pond, and fishing pier for use by the owners and their guests, and a large gazebo and fountain.  1st availability in this community Q32008.
  9. Fearrington Village-Millcroft  Low maintenance single family homes.  One and Two level floorplans available.  Pittsboro, NC Homes 1,600 - 2,500 square feet. One or two car garage.  $60k and $80k for lot.  $138/square foot average price.  $350k-$450k.  
  10. The Villas at Wake Forest The Villas of Wake Forest features 144 ranch style luxury condominium homes where all exterior maintenance is provided. Prices from the $200s.  Builder is Cornerstone Homes.

Wow, to my knowledge we only have one Adult living area here in Georgetown, TX. and it is also a Del Webb project.

Central CT - I recently had some clients that came down from CT. They liked the 55+ communities here because they felt less like "retirement" communities.

Yes Tracy - more and more of my clients do not like the "Retirement" Communities. We started a project called Hyde Farm Terrace that is very popular here. Basically a small subdivision designed for one floor living, with no restrictions, and you own land. Check it out!

Another good find if your in to upscale low maintenence living - The Brownstones at Amberly - they have elevators and 3-Car Garages by Poythress.  A great alternative to Active 55+ living!!

Yet another great alternative to Active 55---> The Park at West Lake has cute ranch homes in the 300s w/2 Car Garages and the yard maintenence is included.  A link to the community will follow.

The Oaks of Sippihaw (Fuquay Varina)  & The Glens at Bethel (Garner) also have ranches but aren't an actual 55+ community.  I plan on doing a post on Low Maintenence communities in the area but aren't actually 55+.  There are about 10 that I can think of right off the top of my head.

Tracy, This is great information for people looking to buy in 55plus communities. Some seniors want maintenance free  one floor living but not necessarily  55 plus communities.
