In my previous blogs I have mentioned that I work with Seniors looking to relocate to the Triangle and have my SRES(Senior Real Estate Specialist) designation.  Specifically, I help Seniors that are looking for reasonably priced ranch/villa style homes in neighborhoods that include Senior activities and an affordable lifestyle.

In the past we haven't had a lot of choices.  However, with North Carolina now the #1 State for retirees and the overwhelming success at Carolina Preserve(they've sold over 700 homes since 2006), builders are now recognizing the demand for this type of housing in the Triangle.

Here is my current list with links to the communities for your reference.

  1. Chapelwood - Chapel Hill's 1st Active 55 Community.   Brick Ranch homes in the $300s.
  2. Carolina Preserve by Del Webb. Cary, NC.  Active 55+ community w/incredible amenities including an $8M clubhouse called Bradford Hall that has an indoor/outdoor pool, bocci ball, clay court tennis, putting green, and workout facility second to none.  Single Family Homes by Pulte start in the mid- $200s.  Villas start in the $220s.  Gorgeous ranch plans w/covered porches and 2 Car Garages. Pre-sale of new homes now available for delivery at the end of Q12009.   Click for a virtual tour of the Bradford Hall clubhouse.  View homes for sale in Carolina Preserve. Here is a virtual brochure for Carolina Preserve
  3. Heritage Pines.  Cary, NC. Built by K. Hovanian & Westminister Homes.  Heritage Pines is the most established Active 55 community in the Triangle.  Homes built in 2000 with the neighborhood completed in 2007.  The location is fantastic!!  Amenities include a community clubhouse, swimming, tennis, bocci ball,  and  other activities.  Villas start in the low $200s. Single Family Homes start in the mid-200s.  Heritage Pines Homes for Sale.
  4. The Village at Aversboro Garner, NC.  New  Homes From the $250s. 1,650-2,600 sq. ft.   147 Total Homesites.  All brick ranch homes w/2 Car Garages & Screened Porches.  The Village of Aversboro website is also a great resource.
  5. Heritage Spring  Wake Forest, NC.  From the $240s.  1,372 -2,225 sq. ft. Not an actual Active Adult community but marketed as one.
  6. Summerwind Plantation

  7. Fearrington Village  - Low maintenance single family homes an d townhomes.  Single Story and Two level floorplans available.  Pittsboro, NC Homes 1,600 - 4000 Square Feet.  There are several distinct neighborhoods within Fearrington with many home options starting w/Townhomes.  Prices start in the $200s up to $800k.  This community is distinctive with quaint shopping, a book store, restaurants, and cafe.  While not an Active 55 community this neighborhood is popular with active adults.
  8. The Villas at Wake Forest The Villas of Wake Forest features 144 ranch style luxury condominium homes where all exterior maintenance is provided. Prices from the $200s.  Builder is Cornerstone Homes.
  9. Four Seasons at Renaissance - Coming soon in Q22011! The Triangle's most recent Active 55 community.  Located off of Page Rd in Durham and just minutes from RTP this will be one of the premier Active Adult communities in the Triangle.  Builder is K. Hovnanian.  There will be Tonwhomes and Single Family home options starting in the Low $200s.
  10. Regency at Brier Creek - This neighborhood is a Toll Brothers community with all yard maintenance included with the HOA dues.  These homes are brick ranches and start in the low $300s.

In a separate blog I will include communities that are ranch plans and include lawn maintenance but aren't actually Active Adult communities.  If you are thinking of moving to the Triangle I'd love to help you find the perfect home for you and your family.

Central CT - I recently had some clients that came down from CT. They liked the 55+ communities here because they felt less like "retirement" communities.

Yes Tracy - more and more of my clients do not like the "Retirement" Communities. We started a project called Hyde Farm Terrace that is very popular here. Basically a small subdivision designed for one floor living, with no restrictions, and you own land. Check it out!

Hi everyone,

Just received a visit from KB Homes - Twin Lakes yesterday.  This is the new Martha Stewart community in Cary.  Because of the high demand for one story, maintenence free living they are opening a new section with 48 homes that have 3,4 bedroom ranch plans.  If you'd like more information please feel free to email me at Tracy@TracySantrock.com

The Oaks of Sippihaw (Fuquay Varina)  & The Glens at Bethel (Garner) also have ranches but aren't an actual 55+ community.  I plan on doing a post on Low Maintenence communities in the area but aren't actually 55+.  There are about 10 that I can think of right off the top of my head.

Tracy, This is great information for people looking to buy in 55plus communities. Some seniors want maintenance free  one floor living but not necessarily  55 plus communities.
