One thing that is extremely important from the perspective of a buyer, but unfortunately frequently overlooked, are building floor plans. True, agents sometimes offer a simple, single line sketch of the plan, but these are not presentational, and lack precision - I can never really be sure of the accuracy. I am not a realtor, but occasionally buy property, and the floor plan is a very important consideration that helps me make a decision to buy. Getting an accurate, well presented floor plan is not expensive and adds dimension to your marketing. In the right format, the same file can be faxed, emailed, printed out in either letter size or as a full-sized architectural sheet. We have completed many such plans for sellers, and I think that  a floor plan might be as persuasive as a photo of the facade.

William, I think it is a great idea to provide a floor plan.  I get requests from time to time to have floor plans emailed to interested buyers.  I do have a professional appraiser who will do a floor plan for me and professionally measure the home.  However, I do not call her in except for upscale homes. 

Do you provide floor plans? I would like to hear more about your service.

I have access to a fairly extensive file of floorplans.  The issue we have is to make sure that we say on them that they are for information purposes only.  There have been cases of lawsuits against agents and sellers over floorplans that we not 100% accurate.

Sarah, in Nashville, Yes, I have completed literally thousands of floor plans of varying levels of detail. One thing that I have noticed about appraisers is that they often use those rolling -type measuring devices, which I have seen to be literally many FEET from being accurate.

 

Cindy, If you measure with a laser measuring device, it is possible to measure to BOMA standards. This is valuable when selling commercial space by the square foot

Love it when I find a details sketch from an appraisal of a property I can scan, color up and it helps in the marketing. Good post.

If the floor plans are properly prepared architectural plans they are more than just pretty pictures, and have a dollar value, they are actually useful information. Every homeowner that I know wants accurate square footage, and other measurements  for their building. Also, if the plans are in a cad DWG format they can be used in the future as part of a building permit application
