We all know that a FSBO is a whole lot better off using the services of a real estate professional. We know statistically a real estate agent will sell the home for more money, faster, and keep the home seller out of legal hot water because of his/her lack of compliance requirements.

The problem is how do we get into the FSBO's front door to even discuss our services? One mention of the word broker, or real estate agent and we often hear those famous words: "Thanks but NO THANKS!!".

Most FSBO's see a real estate agent commission as a "Loss of Profit", and not an investment. They think all we do is put up a sign in the front lawn and insert a few ads in the local newspaper, which are all things the savy FSBO thinks they can do for a lot less then paying real estate commissions.

The FSBO fails to see the big picture of what a true real estate agent offers:

1. A network of potential buyers and investors thru our personal association and those of our fellow real estate agents.

2. Experience in the proper way to present the property to give it the right market appeal.

3. Protection from lawsuits by keeping the seller compliant with all federal, state, and local regulations.

4. Negotiation skills to max the sellers profit

Etc, Etc, Etc,

Now, back to the original problem, which is: HOW DO WE GET IN THE FSBO'S FRONT DOOR ??

Why Not help the FSBO with other services he/she will need:

1. Some real estate agents provide FSBO's with a sellers kit that gives them free selling tips, brochures, sample ads, and a lawn sign. (But what if your sellers kit helped the FSBO to sell their home what did you make off that deal: $0)

2. Some real estate agents work with mortgage brokers and help the FSBO pre-qualify potential buyers, in the hope that the FSBO will tire of the process and remember their helpfulness and use them to list the property. ( Most agents fear RESPA violations, and again, your services may help close a deal)

Here is my suggestion:

Most FSBO's are fearful of legal issues involving a real estate transaction, but are also trying to save money. They won't spend money on attorney consultations until they have a contract in hand and by then it may be too late to save them from a legal problem.

What if you could get in the door of a FSBO by telling them you know a way to keep them out of potential legal trouble, with a program that cost about a cup of coffee a day?

Just think if you could get in the door and offer this valuable legal protection for a FSBO for about $1.00 per day. This plan that I illustrated to you above in Pennsylvania (Family Legal Plan, Legal shield, and Identity theft and restoration protection) the monthly membership fee is only $35.95 per month.

If you marketed that plan, as illustrated above, as a Sr. Associate of Pre-Paid Legal Service, Inc you would be paid a commission of $138.27 for signing up that FSBO.
