One of the (many) things that I have been so busy working on in recent weeks is expanding my business into areas and markets beyond selling homes.  The term "selling" a home is actually quite broad and varied.  Think about it - "Selling" a home is not just for selling homes.

An idea came to me as my family was looking at various vacation homes via the internet (of course) and came across numerous homes that I am sure were quite nice.  However their internet presence and photos turned us off completely and we moved on to the next - pardon the pun.   These homes are not "for sale", yet they are essentially "selling" themselves, their service of a location for a relaxing vacation or quiet weekend, a family reunion, a weekend by the beach, or a ski trip in the mountains.  Yet, this is how 99% of them are being "sold".

 

 

 

 

 

These photos are reminiscent of many MLS photos, yet are selling something else.  They should be selling a "lifestyle" or "get-away-from-it-all" mentality.  Instead they are selling....well.  As a Professional Home Stager I have attacked my local vacation rental industry to provide new services in 2009.  The same approach can be used for Rental and Lease properties as many home owners are losing their current homes in today's economy and looking to lease homes verses apartments.

I agree with you about the staging.  Not many people looking at properties, especially online, are able to see the future look of a house.  Taking the time to do a better staging does as you said, allows it to sell itself and much faster.

Connie, like minds you know.  I'm doing the same with vacation rentals in Hawaii.  I figure that when we're there "on vacation" I can put in a few hours/days helping others make their rentals more appealing.  Hope it works well for you!

Connie: My tenant is moving out of our guest house early next year and we are going to start renting it as a furnished short term vacation rental. I'm going to pull out all the stops and stage it to within an inch of it's life. You betcha. Great post and a new niche for the new year (I like that one)

Bradley ~ On-line presentation is how over 85% of Buyers will first "see" a home for sale and using this will narrow their search to view in person.  In the vacation property industry where potential clients or customers are searching for their next "get away", that number jumps to over 97%.

Connie, I noticed the same thing when I went looking on line for a home to rent for a few days on Mt. Hood (a popular ski area in Oregon).  So many of the homes looked so sad and unloved, and I was certainly not motivated to rent them! Unfortunately, they are too far away from me to make the offer to stage them, but perhaps a Portland stager would be interested.  These rental property owners really don't know what they are missing out on! Go help them Connie! (It would be interesting to see how much their rental stats went up after staging and posting new pictures...)

Such a great point Connie! Vacation rentals often look like old 70s log cabins in the photos. I even notice that some hotels have awful photos (mostly the bedding from the late 80s). Great idea to tap that market!

Hope ~ My company does Interior Design and Decorating as well (including for parties).  Do I sense the need for someone to decorate for a party in your future? =)

Peg ~I used to go snow boarding at Mt. Hood after Mt. Shasta would close for the season.  That's a great idea to let a Stager in the Portland, OR area know that there is a "New Niche for the New Year" in their area that they can tap into.

Annie ~ EXACTLY what I was thinking as we viewed many vacation homes that were available to rent.  I wanted to jump through my computer and stage them ALL!
