Venice FL HomeA home is typically the biggest investment most people will make in their lifetime.  In these challenging times and unexpected repair or replacement cost can be difficult to manage and trying to find the right professional to fix your problem can be stressful.  Having a home protection plan won't stop your appliances from breaking down but will help cover some or all of the costs of covered repairs and replacements.

Some of the items that a home protection plan may cover are plumbing, water heater, electrical, pool and spa equipment, air conditioning, and appliances.  How much money do you think it would cost to repair your air conditioner should it break down?  Depending on the problem, it could range in the thousands of dollars.

There are many different home protection plans available.  You can customize your coverage and premiums to best fit your needs and sometimes the premium can be included in the closing costs of a home purchase.

Home warranty have really become a standard in my area.  Even banks will pay for them in short sale and REO situations.  Have you ever gotten one for your seller during the listing period?  It would be nice to have any potential problems covered in advance.

Hi Kari,

To answer your question (IMHO) it depends. How's that for an answer? I've had clients who swear by them, and then I've had a few others who felt is was a waste of $$$. Guess it just depends on whether or not you have a claim.

Now with that said, I just purchased a property myself and asked for the home protection policy, so I guess that tells you where I stand. More importantly I feel it takes some of the uncertainty out of buying a re-sale home, it helps eliminate so of the fear so-to-speak. That way there are fewer issues for a new home owner to deal with.

Jenny,  I am in the process of getting a listing and they are getting seller/buyer home protection plan.  They have older applicances and this is added peace of mind for them in case a repair is needed and it also helps their listing stand out from the others that don't offer home warranties.

Home warranty also has become a standard in Delaware, more buyers are expecting them!

I agree with you, it depends.  My husband is not such a big fan of warrantys and always give me a hassle when I purchase them but when those items need repair he is happy I did buy the protection plan.  It has saved us literally thousands of dollars.

My answer is yes and many cases.  It really does give piece of mind.
