Hmmm, here in Maryland our MLS requires you to put the home in contract/KO status. If you leave it active you face a heavy fine. I can see both sides of the issue. On the one hand, you want to get as much exposure as possible. On the other hand, if I'm a buyer agent I would be pretty upset, after the fact, to find out there was already a contract on the home. Case in point. I take my buyer in, they get excited and write an offer. The 1st buyer really wants to proceed and are able to waive their financing contingency. So all the work and emotion put into the offer is for nothing. Not so bad if they know from the start there is another contract. I guess it's all a matter of when it is disclosed.
