ARMLS (Arizona Regional Multiple Listing Service) has joined forces with Fannie Mae to launch a pre-approval pilot. which is intended to help streamline the Short Sale process. The pilot will pre-approve the listing price of the home.  The lender will accept the offer if the transaction meets other standard requirements (e.g., asset check, fraud detection, and no second liens, etc.).  

Currently, Countrywide Home Loans is the only lender participating in the pilot with ARMLS.  The pilot will last for 90 days and if successful realtors will be able to indicate on their MLS listings that it is "Fannie Mae Pre-Approved.

. Increases transparency on the Short Sale process
. Minimizes the guesswork for your clients on price negotiations
. Offers direct access to the lender who is servicing the loan
. Provides a powerful tool to market and differentiate listings 

Maybe this is wishful thinking, but I hope it works.  I have many short sale listings with Countrywide Home Loans and they all have been lengthy in the approval process.

Any other MLS out there trying anything similar?

Would love to see this happen here in Tennessee, especially with the market fulll of homes going into foreclosure now. A program to help shorten the closing period and make it easy on everyone, a Realtors dream!

I agree.  I was so excited when I heard about the Pilot Program.  Let's keep our fingers crossed for a light at the end of the tunnel with Countrywide Short Sales.

I'm glad to hear someone at countrywide might be considering the time issue as a problem. Good luck with your trial. I'd like to see you post some results on what happend after the trial ends.

Hi Donna,

FannieMae has had access to MLS records nationwide for a while now.  Lenders use FannieMae's automated underwriting systems (AUS) to streamline the underwriting decision.  For example, the AUS decisions will sometimes provide feedback to the lender if  the property value "may be excessive" - the lender's underwriter must then perform additional due dilligence to validate the appraisal value or sales price. 

I am not at all surprised that Countrywide (now Bank of America) is streamlining the short sale process and using the MLS records.  My guess is that it will work best on homes that are in a planned community where values are very similar.  It may not be available on something that is custom built or unique.  For years, Countrywide had invested more capital than any other lender in technology and automation to achieve the production volume that put them at the top of the competition.  It makes sense that FannieMae would take advantage of that technology to push through the inventory of distressed homes - it's all good...  I am not aware of any other lenders that are doing that for loan servicers.  I do kow that Chase has scrubbed it's entire servicing database against the Fanniemae AUS for loans that qualify for a refinance under the Making Homes Affordable program.
