When I was a Realtor in Texas back in the 1970s, buyers used to work with four or five Realtors and whomever found them a house first "got the deal." It was dog eat dog, but that was also back in the "caveat emptor" days.
Russel - Unfortunately, that still goes on today, though likely to a much lesser extent. What still happens much to often, however, is buyers going to new construction or fsbos without their agent, which still means, in most cases, that the agent doesn't get paid. Those initial buyer interviews, discussing the birds and the bees, would do a lot to curb that as well! Thanks for your comment!

Gene - Thanks for the comment. Yes, it is amazing! And it's why I made this post public. We need to do a much better job of educating the consumer of the REALITIES of the process. SOME of the reasons why people today have problems with selling their homes are that they PURCHASED originally WITHOUT AN AGENT advising them of the risks of buying what they were buying! Part of our job when counseling buyers is to advise them about the resale pros and cons!
Judi, this is a great post. Some people you can educate and some people just aren't going to trust anyone. Fortunately, we don't run into this very often. What is interesting to me is the new group of younger buyers who go from realtor to realtor calling on each listing. We haven't been able to crack the code for any of these folks, but we have tried!
You're right, Sharon! It's a struggle. However, with the current market conditions around much of the country right now (where buyers are seeing sellers LOSING THEIR HOMES), I suspect that BUYER REPRESENTATION is going to be much easier to sell...AND MAKE SENSE to buyers. Jumping around with no real commitment on the part of the agent or the buyer, exposes the buyers to huge risks. We must keep pounding that drum!!!! Thanks for your comment!
Here in FL we have Transaction Brokerage, so Buyer agency is very scarce. I took the ABR class but never finished my two electives.
Transactional brokerage is certainly a whole different animal. Not sure how many states other that Florida work that way. It seems to me that, certainly over time, our true value to either buyer or seller is in the fiduciary counsel we give them, and our market knowledge. I suspect that when fiduciarly goes, consumers will see our value less and less. Particularly in today's climate. How do you see it in your area?
I agree with you. I wasn't in real estate before transaction brokerage, but I have been a single agent for buyers, especially coming from states where they are used to agency, so I know the difference. Really the only thing I can't tell them is financial information about the other side of the transaction. For instance, if I know how much the seller will take, I can't tell the buyer, whereas, if I were representing them as a single agent, I would be bound to disclose that. Agreed, it is our market knowledge and our counsel that proves our value. I can still impart the same information to a buyer as if I were a single agent, but I can't tell them what to do. If they ask me, I can tell them. I tell buyers to ask me lots of questions. There are ways around transaction brokerage to still do a thorough job and provide value and wise counsel but it is challenging at times. Phew, thanks for letting me vent!
I've only been in real estate since May 2005, but much of what you wrote struck home for me, especially the part about "If you find a house for me first, you'll have the deal." I even dismissed a personal friend after it took me (way too long) to realize how he was using me. Those are not the kinds of friends that I want in my address book.

Jim - You're so right! I think public perception is that we sell every house we list, and pretty much any buyer we work with DOES buy, wos what's the big deal if we just lose theirs! Buyers also tend to think of our investment "only time", so what's a few hours! Of course, time is that one thing we can never get back!
