Happy New Year Fellow Active Rainers!

I feel like I woke up to Christmas morning all over again today on this first day of 2009

252 Expired Listings on our Cape and Islands just waiting to be relisted..by ME...

Ok, maybe not all By Me..but Even 1 percent would still mean 2 new listings

So while myself and all the other hungry, hit the ground running Cape Cod Realtors start our campaign on these home owners, what am I going to do to set myself apart?

The truth is I don't know, and that is not a very good plan at all.

I have my  canned "Expired letter" I even made a condensed version "Expired Note"

I include my card and maybe even one of my Postcards with reasons why it's important to "Choose the Right Realtor".

Sometimes I even seal the envelope with a official REALTOR sticker.  Is that enough for me to stand out in a sellers mind?

Expired Listings

With so many sellers adding their #'s to the do not call list, what's a Realtor to do?

I have had success with my expired letters/notes, but I don't feel like I am doing enough or putting all that energy into the right vehicle.

I am reaching out to you for advice..please share your hints and tips with me.

Here are some random ideas.

I would concentrate on areas where you are already known- your neighborhood, your farm, etc. If you have had sale on that street recently, I am sure they know your name!

 Add recommendations from neighbors, former clients etc.

Some agents prepare a fact sheet for the sellers--new picture, exciting copy. Be sure to include your website and blog address, if you feel that would be a benefit. They can check you out on-line.

I would love to hear other ideas!

Back to Real Estate 101 before technology of any type existed.  Physically go to the house and introduce yourself and tell them that you keep a list of homes that may be purchased that are not on the market; and, ask if they would they consider showing the property if you have a buyer that their home may meet their needs. 

You are being totally honest....and at that point you can see if your personality immediately clicks with them or not.  If they invite you in, you are in great shape to get their listing.  From that point on, do your thang (Texas talk).

You should be able to get at least 10%.   Most people can not handle the 90% that shut the door on them....or they want go to 20 expireds.  They will go to 3 or 4 and throw in the towel.  10 houses sounds like a lot to visit, but merely break it down to a goal of 1 or 2 a week.   That gives you 50-100 attempts or 5-10 listings or 3-7 closings....at $500k? average at an average of 2% commissions that gives you $30k to 70k extra plus the potential of the buy side or the referral of the buy side for the seller. These figures are very pessimistic.  Is it worth it?  You tell me....

I'd go to the neighborhoods that you're completely familiar with and start knocking on the doors of the expireds.

Every agent is going to send a letter, a postcard, etc.

But face to face might make the difference.

I know I'll be doing that a lot this year.

A powerful letter, a great brochure about me and what they need to ask before they list again, a MAGNETIC BUSINESS CARD, and this year maybe some notepads.  You want to send things that people don't throw out!

I have to agree. Get out there in person. Create a testimonial page. Just a one page resume type doc with various "kudos" from past clients. Especially if any of them were listed prior to obtaining you as their agent and then you sold their property!! Also include how you set your listings apart from the "pack." And, most importantly, familiarize yourself with their property. Be knowledgable when you speak to them. Read the former listing, tax profiles and anything else available to you to glean knowledge. And, like others have said, be postive about it. Positive you can sell their home, positive you are the right Realtor for them, and positive you will get AND SELL their property!
