Today I was curious to see how inventory would be affected because of the New Year!  It was interesting as to what my findings are.  Is this the sign of the times?  Less real estate inventory in our Daytona Beach Area Association of REALTOR's MLS....

Did I read that correctly?  758 Expired Real Estate Listings....now that is something!  Hooray!  It's exactly what we need..and I hope they remain....expired!

Midori, I agree.  I have actually been encouraging sellers who do not "need" to sell to keep their homes off the market for now.  Most of those who do not NEED to sell are not wanting to price accordingly, as they are not motivated accordingly.  I really feel once we can clear those out of the way, it will create a more level market.  IMHO anyway.

I keep a running graph of active listings and have for the past several years.  What typically happens here is that the number of listing drops on January 1st and then they slowly are relisted in the next 30 days.  :-(

I could not believe the number of expireds today either, Midori!  I think some sellers just wanted to try until the end of the year and see what happened.  It's definitely a sign of the times!

A couple of things...if your niche is expireds...today is the day!

I'm not talking about new listings...or solds or pending for that matter...I was happy to see so many listings expire...and I hope they remain expired!

Listings are the name of the game...and no one can convince me otherwise..listings...better quality...priced right and most of all saleable!

This is could be the sign of the times if REALTORS would say NO to junk listings!

Wow... that is a lot of expired listings for one day!  Our numbers are down too but manly due to the fact that many people have removed their homes for the holidays.

It's not just expired numbers that are dropping. I've been tracking the number of listings over the last 6 months and they are declining, at least here in my suburb.

Well the numbers are still dropping and I hope all of you are as lucky as we are!  I just hope come next week those same properties that didn't sell in the past aren't back up at the same price and condition!  there is a listing by my house...I've blogged about it before and guess what..its been on the market as long as I have been on.............Activerain....pretty sad don't you think?  I've been here since June 2006!  Here is today's update.....

Midori - I love to look through the expired listings at the beginning of the month... I've been tracking our stats and we've had less inventory entering the market.  We're hoping for a change here in Lake Mary.

Midori...  I have been looking at my market trend reports, and there is a normal but in expireds at the end of Dec. up here...  And they usually seem to stay off until February/March.

Midori - So true !  A lot less inventory from coast to coast !  I know that we will be sending out a lot of letters for all the expireds in our area this week.  A good opportunity for some agents to pick up some listings AT BETTER PRICES hopefully !  Great post.
