Manheim Township has some beautiful neighborhoods and is a popular Lancaster County location for home buyers. Here are a couple of well-known communities:
Cobblestone Court
Looking for Manheim Township, PA homes for sale in the mid-$100,000 range with nice amenities and little yardwork? Then Cobblestone Court might be for you! This townhome neighborhood is a popular one with first-time homebuyers as well as those looking to downsize from the big home they raised a family in.

There are several styles of home to choose from at Cobblestone Court, but most are of a 2-story variety with square footages ranging from 1,000 to 1,700. Construction took place in the late 1990's up until about 2003. Most common floorplans are a center or end-unit 2-story (see above photo) with 1-2 parking spaces per unit. There are also a few ranch-style plans and duplex models, with either attached or detached 1-car garages, offering something for everyone. Mailboxes are located in central access areas rather than at each home. Front facades vary but retain a similar brick or stone face. Manheim Township real estate agents consider this the area's premier townhome community.

The neighborhood is fairly large, so there are usually several units for sale. As of today June 26th there are 5 available, ranging in price from $160,000 to $187,000. All are 3 bedroom and at least 2 baths. The monthly Homeowners Association fee covers all Mowing, Snow removal, trash and water services.


Buyers appreciate the central location of Cobblestone Court within Manheim Township. It is only a few blocks from Lititz Pike (Route 501). From here you can reach Lancaster City and Route 30 in about 10 minutes, and Route 222 to Reading in about 15 minutes by several different routes. Cobblestone Court is right next door to Neffsville.

Wetherburn

Considering the wide variety of fine neighborhoods and locales within Lancaster County, it may not come as a surprise that one of the favorite ones is located right in the middle! Nestled in Manheim Township, PA is Wetherburn, a beautiful community of upscale homes.
Wetherburn was built between 1979 and 1999 in several phases.

Located along Fruitville Pike just north of Lancaster City and Route 30, Wetherburn is ideally located. There is both Wetherburn & Wetherburn North, the north phase on the other side of Petersburg Road.
Home styles in Wetherburn tend towards the neocolonial or colonial revival, with exteriors of brick-face or siding for the most part. There are some stone-face examples but not as many, since Wetherburn was completed before the stone fad began in the mid 1990s in Lancaster County.

The streets in Wetherburn are very wide and have rolled curbs and landscaping trees planted, for a relaxed, quiet suburban feel.



The interior floorplans in Wetherburn run from around 2,000 square feet to well over 3,000 square feet. Wetherburn homes tend to be on the larger side, with large lots as well (half to three-quarters of an acre).
Wetherburn homes are part of the Manheim Township School District, located only a mile away in nearby Neffsville. The local elementary school is Reidenbaugh, which is about a mile northeast and a new facility.

Parks near Wetherburn would be the Manheim Township Community Park and Landis Woods Park.

BelAir
BelAir is a large Manheim Township community of single family homes nestled in alongside a busy stretch of offices, restaurants and stores in the heart of Manheim Township. Fruitville Pike, one of the main routes out of Lancaster City northbound, borders BelAir on it's eastern side. A second development nearby is called BelAir North; the divider is Delp Road.

Both areas of BelAir saw construction starting in the late 1960's with the larger community being built throughout the 70's and into the 80's. BelAir North is primarily late 1980's and even a couple of 90's homes, but not many.
Homestyles are typical 1980's bilevels, "two-stories", split levels and a sprinkling of ranchers. Square footage would range from 1300 to 2000 when first built. Since these homes are now approaching 25 years old, the roofs are gradually being replaced as in many period Lancaster County homes for sale. Fireplaces are common (of the wood-burning variety) as are early-generation double pane windows, usually double-hung.

BelAir is bordered on the west by a very large apartment community situated on a ridge overlooking Manheim Pike to the west. There are luxury townhomes and older units for rent. BelAir also hosts Bucher elementary school, which was built as part of the plan to accomodate the large number of families that moved in throughout BelAir's development phases. Bucher Elementary is part of Manheim Township School District.

Bucher Elementary's grounds serve double-duty as the park for BelAir residents. There is a large field to play in on a summer day, or fly a kite. A basic ballfield is accessible, as are nice tennis courts and a modern play area. It's known as Bucher Park.
Homes in Belair tend to sell quickly, mostly due to the strategic location of BelAir to the main shopping district along Fruitville and Manheim Pikes. Route 30 is only a minute away. Home prices in BelAir peaked at about $240,000 last year, and now are looking to be falling around $230,000. However, you can get a home there for under $200,000 if the square footage is on the low end. There is only one home on the market right now in BelAir, and it's in the southern portion and priced at $199,700.
