Apogee really just Blows me AWAY.  Having seen many a luxury condo here in Miami Beach and South Beach, I am really not easily impressed.  But I am just in AWE of this luxury condo property.

Apogee is the crown jewel of Jorge Perez's Related Group.  Apogee is the most expensive per unit project, Perez has done in his 25 year history.

 

Apogee offers the most technologically advanced residences in all of South Florida. There are only four residences per each floor, and each residences has it's own elevator. 

Apogee is a 2.88 acre site with 500 linear feet of unobstructed bayfront views.

"Smart Lifestyle" technology includes keyless, fingerprint door entry, AMX interactive smart panel with access to valet, spa, pool, concierge and security.  Lutron Wireless lighting system.

 I'd be opting for the "Midnight Kitchen" in the Master Suite.  Talk about "the lap of luxury".

Three Penthouse Suites each have their own rooftop pools.

Seriously, South Beach is one of the most fabulous places to live and work.  And Apogee is just mind blowing!

Apogee faces what is known as 'Government Cut'.  All the cruise ships from the Port of Miami pass right by APOGEE.  It is almost a surreal view.  There is lots of activity in 'The Cut' and your view is of Fisher Island as well!

Did you read the book 740 Park The Story of the World's Richest Apartment Building?  Well, I believe APOGEE will be Miami's '740 Park'.  It will be the first building in South Florida with a service entrance; only the unit owner's guests may enter through the front door!  Real Estate professionals MUST use the service entrance.

The building is totally SOLD OUT.  It is rumoured the Pat Riley just bought the middle Penthouse, which I thought was a great buy at $13M!  Standard units which are now up for re-sale are around $1100-$1800 PSF.  The snob appeal to this building is off the charts because all the standard units are all pretty much the same size, so the minimum entry level pricing begins at $4M.  Not a bad crowd, huh!

I was reading the latest New York Magazine yesterday and the building boom there has sort of emulated what has happened to Miami in the last 7 or so years.  Miami has CREATED and DEFINED cool condo living and even New York City is behind us on that!

It will be an interesting building.  Given the fact that it is NOT on the OCEAN and it is still commanding prices over what other luxury oceanfront buildings get $PSF is a very impressive start and record-breaking for condo sales ($PSF) in ALL of Miami & South Florida.

There's a realtor by the name of Ned Berndt that did blogs like this in Active Rain and his last one was in September of last year - I did not get the purpose of doing them until I saw this.  I think it is very needed for condos in South Beach and now the Downtown and Design District area - there are so many buildings now.
