I just finished my year as Chairman of the MLS. Our contract is up in June with our current one so we decided to interview and have the new potential ones  come in and give us demo's.

I asked them ALL..."Do you allow us to use FireFox and the Mac?"

Only one said yes.

Everytime we change a field it costs us 1100.00. So we just added "short sales" and foreclosure's to the search as many buyers call loooking for those.

We import based on area's 81-89 with a description. I think most do, the problem is Ann Arbor is laid out like spokes on wheel, so if someone says they want downtown Ann Arbor then we have to search or set up a search for ALL those area's. Then they get a bunch of crap.

I know your post was an illustraition and the only thing I would add is some agents would know the medium value of each neighborhood, not new agents or agents that don't do much business but many would.

In general...most of the providers are WAY behind the 8 ball in what folks search for.

Missy...knowing it and showing it to them with the touch of one button is two different things.  It doesn't build "trust" to not have "proofs" of accuracy.  And "median" is not a WAG "medium".  It's a statistical function, which we do have, but usually by City or Zip Code.

I get your point... This fictional person never had a close relationship with a professional realtor.  It's not up to the MLS (they are an archival data base system) to sell homes or provide detailed information.  That job is ours.

Great post! Point taken!! But www.johnlscott.com has a neighborhood wizard. Client's can outline exactly where they want to be, and see what the median price is for that area.

Really enjoyed this post and all the comments. We have a neighborhood search on our website that brings up all the listings in the neighborhood people are searching in. I am even more thankful we do since reading this post.
