What is the proper etiquette when 2 agents are showing the same house?

I just returned from showing a new buyer of mine a property. She is a single woman with a child and her mother was in town visiting. They wanted to see a bank-owned property. When I called to schedule I was told that there may be others showing at the same time (it's bank owned and a great deal!)

I arrived at 3:00 to meet my client and my client had already been there for 10 min. waiting (yes, I was on time-they were early!) They said they thought I was inside so they went to the door. They also said a lady came and looked through the window and "shooed" them away with her hand.

I had the showing scheduled for 3:00 so I thought it may be the listing agent inside or another buyer's agent. I went up to the door with my clients and knocked, then opened the door. The lady (I use that term loosely) came to the door and said she was currently showing and she would like me to wait outside with my clients until she was done. Did I mention it was 20 degrees and snowing???!!!!!!

I was shocked. I stood there while she shut the door in my face.

We had to go back to the car because it was much too cold to stand outside and my clients were freezing being from a warmer climate. I was so mad that I called the listing agent and told him what happened and asked him if  he had a problem if I went in the house at the same time as the other agent.

He was also surprised that she acted that way. He told me to PLEASE GO IN. So, I went back up to the door, opened it and she was there looking at me as if I had no right to be there. I told her we were just going to go ahead and come in, hope she doesn't mind (as we walked in right past her).

So, it got me thinking. Maybe I was in the wrong here but I have shown several homes at the same time as other agents and you just politely stay out of each other's way. What is the big deal?

I would like to hear some thoughts of others on this. Thanks!

Well not sure what I would do if it was cold but that is pretty normal here. I always wait with my buyers until the other agent is done with their showing. I think it's proper to give them their time. 1st come 1st serve I think when it comes to that. Most people dont take long and if they plan on staying longer afte rthey see it I let the other bueyrs come in while we step out and wait.

I'm always OK with showing at the same time.  I never understand why it's such a big deal with some.  They were probably hoping for you to get frustrated and move on so they had less competition.  Sometimes you just have to assert yourself.

Kristi, I'm not an agent myself, but it would seem that it would be a little awkward to be showing the same time as someone else.  Imagine if your buyers heard the other buyers talking negatively about the home, that would influence your buyers.

Hi Kristi, One day another agent and I were apparently showing the same houses, it got to be sort of funny,everywhere we went, they were right behind us! We started joking "where are you going next..."!  eventhough my buyers and I skipped a house, they(the other agent) still ended up waiting outside, on the last house we went to.  He waited by choice, so I assumed that was proper.  On the other hand, to push people out, in the snow and 20 degrees is just plain rude.

Kristi - I usually warn my buyers if I have the heads up that someone else might be there.  I warn them so that they will watch what they say (don't want to let the potential "competition" to know what we're thinking).  I prefer not to have any one else in the house - several reasons; my client's comfort and so they are comfortable speaking freely, when a lockbox is involved, I want the agent coming in to have opened the door, so the listing agent has access to their info, and I don't want to do another agent's job if I know more about the property than they do.  Now of course, if it were cold I might check with my clients to see what they wanted to do.  Me, I would have gone back to the car with my clients.  I do not agree with the way the other agent handled it though.  "Shooing" someone away is never an appropriate response.

Kristi, I will wait in the car, until the other realtor leaves, then show.  I think it's rude to have another realtor walk in on me while I'm trying to show.  It also makes it very uncomfortable for the clients.  We're professionals!  Respect others.

Kay,

Usually when other agents are in the home at the same time, you just are in different parts of the house at the same time. They may be in the basement while I am upstairs in the master. It doesn't happen too often and I don't mind waiting outside.

What I did not mention was how rude this agent was to MY clients before I got there like they were dirt. Yes, we ARE professionals, so I expected a little more tact from her. Thanks for your comment.

Personally, I would never show a house with another agent in there at the same time.  I prefer to allow my clients free reign of the house and I like to let them speak their minds.  With other folks and another agent in there, they may be inclined to just give the home a quick run through.  Best not to have the competition in the way.

We generally ask the agent if they would like us to wait outside until they finished. Most of the time they say come on in. We have whomever is there first choose.

We would never show a home while another agent was inside -- and we would be annoyed with another agent who tried to come in and show while we were showing. Yes, we would ask the agent to pleae wait. Here it is considered a professional courtesy.  Perhaps it is different where you are -- our 2 cents.

oooh tough one with the icy conditions !

Usually I would always wait outside until the agent had finished, but there's no way I would have my clients standing outside on a frigid day like that. I think in this case I would have done the same thing and asked the agent if it was OK to wait in the liv rm while they finished up.

What a nasty witch though that shut the door unprofessionally and rudely in your face !!!!

I personally love it when another agent is showing a property at the same time, it gives my buyers a sense of urgency and gets them to put in an offer usually faster than they would otherwise.

Bob and Carolin, Yes, I agree on the professional courtesy part. I especially think it is not courteous to shut a door in  an agent's face when she (me) opens the door. I am sure that in Phoenix you don't have the weather situation either. Thanks for your opinion and comments!

Todd- Yes, I like it when they see that they are not the only ones looking at the property. It sometimes does create more of a sense of urgency.
