New Realtor Tools Help Buyers...
This past weekend I had the wonderful pleasure of assisting a couple who is searching for a home to buy.They've recently relocated to the Northern Virginia area and have heard the traffic can be a nightmare. He just wanted to be home early enough to have dinner with his family. "He said is that too much to ask?" I said not at all. With that in mind they also had a few more specific's in mind. They only wanted to look at single family homes for sale close to Ft.Belvior that's relatively new, backing to tree's and they want it priced under $500,000. It has to have four bedrooms,a two car garage and if it had a master bedroom on the main floor well they would be over the moon! They have VA Eligibility and want to buy with Zero Down Financing and they want the seller to pay all or most of the closing costs. I said, ok, then let's get started, right we are still in a Buyers Market so we should be able to get most everything you want. Let me show you what's available today. The challenge...they do not want a commute more than 15 minutes from work! The reality is shocking to them! They felt that with a $500,000 pre-apporval and given market conditions reported on the news they would have hundreds of homes to choose from. This is always a challenge.So here's how we can help folks. First I show them online in my office the Realtors actual MLS Database. I ask some pointed questions about price range, and then I go to our mapping devise on MLS. This is a great visual tool that helps the buyers. We can search in three different ways. Polygon Search, Radius Search and Ruler Search as seen on the graphic below.
By using one of these techniques, I am able to pin point all the homes and show them on a map just exactly where the homes are and what they look like. I can use the ruler to show them just exactly how far it is from the base. This saves everyone a lot of time. It's a cool new tool we have at our disposal to help all buyers who are searching for a home.

We looked at several homes, drove up to some and they did not want to go in. At this point, we are going to regroup next weekend. They have some soul searching to do. The ball is in their court...if they are going to find a new home they may have to make some adjustments and compromises to find their new home:
- Increase the radius,
- Increase the Price Range or
- Remove Features ( garage, take a look at garage townhomes)
