A Prospect Or A Buyer?

As a Broker marketing high profile properties, the biggest challenge can arise during initial communications with a prospective buyer.  We try to utilize emails and conversations to qualify the prospect and determine which property they are in a financial position to pursue.  Occasionally, we unfortunately learn that the prospect is not a good fit for any of our current listings.  

We usually provide all of "the numbers" about the deal prior to identifying the property.  One sure way to reduce the perceived value of a property is to have it "Prostituted" all over the Internet.  We always respect the confidential aspect of marketing high profile properties and save "horn tooting" for after the deal is closed.

By having them talk to a mortgage person that previous buyers of mine have used and go with their judgment of that can they afford and move on from there. I do not get all caught of here and run the buyers off when I do not know if they are good or not.

I have in the past gotten pre-quail letters then put on offers and get to underwriting and the loan does not go through. This only happens when the buyers wants to use someone I have not dealt with. Those are just how the numbers I have been keeping track go. Why, I do not know. I just know the facts tell what is happening and I just track them.
