BACK ON THE MARKET JULY 9 at 6PM!!  Better act fast!  Residential Mortgage already has an appraisal and can close this file VERY quickly!

GONE.  Forgot to update this property as SOLD and CLOSED.

My husband says I cannot buy this one myself   22 Hi Glenn Road, Gustavus, AK 99826North side of house, notice the octagon window

I tried not to drool.  This place looks like somewhere I could spend a lot of time myself.  Retirement isn't going to happen soon, but this is one of those places I dream about.

Selling property in the small towns of Southeast Alaska allows me a small window to see what it could be like to live in different areas.  Maybe five times in my whole career I've been this excited about a property!

Gustavus is a really small town of under 500 people about an hour away from Juneau by air.  It is a gardener's paradise because it is considerably drier than most of Southeast Alaska.  As the new president of Southeast Alaska Master Gardeners you could say I'm just a bit crazy about gardening!

This Gambrel Roof style house sits on 26,818 square feet that backs up to public land so it really feels like a much larger parcel.  It has two bedrooms, a den/office and separate laundry room.  With 1331 SQ FT there is even a living room and family room!  How did they do that?

View House & Yard from Southeast

I can already picture the lucky buyers tending the yard and gardens, enjoying the song of birds while they deadhead their flowers and care for a productive vegetable garden.  Gustavus has some of the most beautiful gardens in all of Alaska.  It is a community obsession.  Gustavus was originally planned as an agricultural community, but freight costs prohibited major farming from taking hold.

My mind can already see bike rides or walks to the beach on Glenn's Ditch trail - after all it's only about 1.5 miles to the ocean.  The school, post office, grocery store, hardware store and even a pizza parlor are only about a mile away.

The slower pace of Gustavus, the friendly people, and the great fishing opportunities are a big draw to people of all ages.

 Guest House in Summer

I can only hope I get to sell this to someone who will will let me visit!  They've already got a great place where I could be and stay out of the way.....

The charming 16 x 12 guest cottage is more like a studio apartment.  It has a living room, 3/4 bath, oil-fired monitor heating - just the perfect place for me to hang out.  I'd be happy sitting here with my morning coffee on the 6 x 12 porch.

With my luck they'd turn it into an artist studio or rental.  It's one of those places people would probably be happy to pay $50 per night during the summer to come live the good life.

Perhaps I could work it out in trade.... since I know a little bit about gardening... and they have this!

Oh My! A greenhouse!

Side view of greenhouse 16 x 8

What a nice greenhouse!  It's a lot taller than you think because you step down into it.  The floor is covered with tile, painstakingly laid into sand for good drainage.  No slipping on gravel here, and water finds it's way out through the drains.

To successfully garden with our short season, a greenhouse is a huge help.  Start your own vegetables and flowers or just extend the season!

The seller is leaving a snowblower, nice upright freezer, and all appliances stay.  The stove and dryer use propane which is much more cost effective in this area.

Gustavus is a really friendly community with a healthy lifestyle for active people of all ages.  Kayaking, hiking, fishing, biking are all very popular activities.  This is the closest settlement to Glacier Bay National Park.  Tourism is a major industry.  Whale watching and fishing tours are very common, as is unguided and guided kayak trips through Glacier Bay.

In the interest of full disclosure, you should know that there are frequent visitors in the area.  You need to watch out for these guys because you wouldn't want to startle something over 1000 pounds...

I Sell Alaska!
You are welcome to come on down any time, Marty.  Our fish aren't quite as big, but the one my husband found me on August 7, 2005 was worth 15 grand!  LOL.  Thanks for the comments... and I do absolutely LOVE this little house!  I sure hope I do get to spend time there someday!
