If you have decided to start a career in real estate investing by purchasing properties and renting them to tenants or if your new to investing, you may assume that you will take on all the tasks of PROPERTY MANAGEMENT yourself. However, it is important to understand that much time and effort goes into managing rental properties.
First, you will be responsible for marketing your properties and locating tenants to rent your properties. This might seem an easy task at first, but the challenges that come with finding a tenant or tenants who qualify to rent from you (those who have sufficient credit and income) and a positive rental history need to be adequately screened up front. If you adequately screen your potential tenants up front, you then minimize the time you are spending collecting rents and making repairs to units that are damaged by irresponsible renters. In addition, you will be responsible for managing your renters and collecting deposits and rental payments. Also, you will have to respond to service requests, and deal with tenants that might cause disruption to your properties.
