So You Want to Be a Real Estate Agent

I regularly get approached by friends, family members and clients who are thinking about becoming a real estate agent.

After all, I make it look so easy and they see my face all over the place.  I must be making big bucks and not having to work very hard for it; right?  Isn't that the impression we give others when we are successful at we do?

Professionals have a habit of making the process look easy.  We shield our clients from most of the stress and strain we go through to make it all come together.  We shove papers in front of our sellers a few times and say sign. A few open houses and an inspection or two and they get their check.  How hard could that be?  They are sure they could do it. 

Buyers think we drive around, show a few houses and then in a month or two deliver them the keys.

If we are good at what we do, we make it look easy to the outside world.  The truth is being a REALTOR® is not an easy job.  It requires a lot of training, a lot of hard work and dedication, a lot of expenses and all with no guarantee of getting a pay check.

Ed Hatch is one of my favorite CRS instructors.  He claims to do what we do, you have to be a little crazy.  Think about it:

  • We go to school to qualify for a license.
  • We pay a few thousand dollars for the license and the various REALTOR® associations.
  • Pay for E&O Insurance.
  • Purchase business cards.
  • Pay for the needed training to learn how to do the business.
  • Get tax licenses, etc.
  • Pay for marketing (which isn't cheap).
  • Work floor duty.
  • Sit open houses.

All of that before we even get our first client.  Once we get our first client we are still looking at a minimum of a month or two before the first pay check comes in.  Are you starting to agree with Ed?  You have to be a bit crazy to do what we do.

So let's say I haven't scared you and you've decided to be one of us.  You will be joining one of the most noble of all professions:  A professional REALTOR®.  Where should you start?

I just read probably the best book I have seen for someone thinking of entering the real estate profession or is new to the business.  Heck, I have been fairly successful in real estate and I still enjoyed the book and got a few great ideas from it.  The book is:  Real Estate the Rome Way by Margaret Rome.

So if I haven't scared you off from joining the world of real estate, you should seriously consider reading Margaret's book.  You will get guidance to help ensure a good start.

I remember when I got in, The Realtor who sold us our home, sold and listed the home we were in too.  He closed 4 deals at the table, I remember him laughing, the attorney commented on his $28,000 commission check.  I decided that day to be a realtor, doesn't make me mad anymore now though that I've paid my dues!

Randy, I love this subject.  So many of my past clients have got their license and said, but you made it look so easy.  LOL.  If the agent is worth their salt, they will make it look easy but as we all know, it is far from easy.  Another thing we agents have is a big target right on our butts to make sure we keep everything on as even a keel as possible or you know who gets the blame no matter what.

After I got thru telling them what they needed to do and the $$$$ they needed to get started I have heard from them again.  This has been a month ago.  Wasn't trying to discourage, but wanted their picture to be realistic.

Team Knowles - I would be afraid to figure my dollars per hour.  I put in more hours than I would admit.

Gail - Volunteering in the community is a great way to network.  I find that type of volunteering to be more effective.

Brady - I have never worried about what the agents made on me before getting in the business.  I just used that as an example of the opportunities out there.

Ellie - I bet most of them will not enjoy it as much when they find out how hard you work.

Audrey - I just had two transactions that among the toughest I have seen.  I can't imagine what would have happened to one of those new agents thinking the business is easy.

Terri - My favorite story was my brother in Branson who is a broker.  He told me about an agent who was crying her eyes out.  She thought all she had to do was drive people around to see houses.

Aloha, Randy! I often think I must be crazy to still be in this business. I get burned out at least once or twice every year, but I still love helping people with houses. I've ordered Margaret's book, and am looking forward to reading it.

Robin - I have learned to wind down when I begin to feel burned out.  A nice evening out is usually all I need.

Margaret's book is a good read for sure.

Randy- I want to read Margaret's book, because like you said you can always learn something.  And this is not an easy business like so many thought a few years back when it was a Sellers Market, and everyone and their brother got a license, for the wrong reasons.

It's definately not an easy job, and there is no guarantee of success.  I believe even after you have the license and lots of training and education, the most important thing in real estate is to get prospects.  Without prospects, you could be the best agent in the world that nobody knows about, and looking for other ways to put food on your table.

  4. Legal scholar

Those are just off the top of my head.
