An offer the Seller can't refuse --- and the shortest days on market for my newest listing

My Seller wanted a few more days to get his house in order before I activated it on the MLS. This is the newest listing which I blogged about ANOTHER open house lead turned into a listing. Holding open houses work!

Because he gave me permission to start promoting it (as long as I sent the waiver to our MLS), I talked it up among my clients and agents in the office, 

  • Saturday afternoon, I got the listing.
  • Sunday, I took a few pictures and created my first draft for a VISUAL TOUR. Although I could use more pictures, I started promoting this on craigslist, postlets and vflyers.
  • Monday, I had four showings --- two were my clients, and two were by agents with their buyers
  • Tuesday, I had another four showing -- again, two were my clients, and the other two by agents from my office.

At 5 pm today, one of my clients made an offer. At 6:30 my Seller accepted. He agreed that "the first offer is almost always the best offer". It's a great offer, and all cash (!)

And the next day, we have a back up offer, also a very good one

I am thrilled beyond words. Both clients are cooperative, easy to work with, reasonable, and pragmatic. I truly hope this escrow closes without a hitch. And when it does, this would be the fastest that one of my listings ever sold . And I'm not complaining!

Tammy -- I keep wondering about these folks making all cash offers. Wow! This couple are European. Another couple for whom I wrote all cash offers are from Taiwan. Guess they've never heard of the good old fashioned American way --- buying things on credit!

Congrats on the quick sale!  My clients are reporting more cash buyers now than in previous years.  It's also interesting to see that American real estate has become an international business.

Caren --- yes, I truly appreciate getting a sale like this, especially after having gone through several difficult and hair-pulling escrows.

Chris --- the Visual Tour enhanced it in different ways: my buyers were able to send the link to their parents and other relatives in Europe; my seller was very impressed; and I was able to upload the tour on the other sites like postlets and vflyers. The more pictures, the better --- and that's what most buyers will say, according to recent NAR survey.
