Here are the numbers of active property listings, those under contract, and sold properties for Single Family Homes in Neptune Beach, FL for the month for 2008:
- Active 216 active listings for Single Family Homes (no condos)
- Pending 34 pending (inspections & financing have been done)
- Sold 32 sold
- New Listings 144
Active listings have decreased by 15% year to year, which indicates "let's stick our toes in the water" sellers have gone away.
Pending listings are down a whopping 43% year to year, however, with Neptune Beach being the smallest of the beach towns, there are fewer homes for sale, and no condo communities, so the pricing remains higher than what you will see in both Atlantic Beach and Jacksonville Beach.
Sold listings are also down 45% year to year, which is not surprising, based on the supply and demand mentioned above.
New listings are down 23% year to year, once again, indicating more serious, motivated sellers entering the market.
Here are the 2007 numbers for comparison:
- Active 257 active listings for Single Family Homes (no condos)
- Pending 60 pending (inspections/financing have been done)
- Sold 59 sold
- New Listings 187
