We have came across many sellers who don't know what to do with their land. As well as many real estate agents who price it wrong and can't move it. This area is no typical transaction. There are many things to consider. Financing, soils, slopes, sewer. I many cases it takes over a year to sell a piece of dirt, and that's just to get an offer! There is still the feasibility period where the developer would need to go to the City or County to determine what exactly they need to do to build what they want to build. This can take any where from 45-120 days to complete depending on the availability of surveyors, feasibility consultants, and the City of County.
I've enjoyed doing this type of development but it take patience and a lot of money to pull it off. We have also partnered with Sellers to work together on this project.
