After MULTIPLE OFFERS , I am happy to report that this charming 4 bedroom home in Marietta / East Cobb has officially SOLD for FULL PRICE!

Over the last 4 or 5 years, the sellers have worked so hard remodeling their home and it really paid off. 

So how did we get multiple offers?  How did we sell a home for the full asking price in this rollercoaster market?  I would have to say that that we received multiple offers and sold it for the asking price for several important reasons:

  • The home remodel, decor and paint colors were simple and tasteful, which appealed to a wide array of potential home buyers
  • The house had a non-traditional layout, but the sellers used colors and artwork to draw potential buyers eyes to the best parts of the home
  • Eric & Susanna (the sellers) were very flexible with home showings and so buyers and agents were able to view the house within one hour of scheduling an appointment
  • The sellers always kept the home spotless... I felt like I could even eat off of the GARAGE floor!
  • I showed the home to several buyers at the same time -- generating a bit more excitement -- and interest -- in the home
  • We PRICED the home correctly
  • I'll say this one again -- we priced the home correctly

... and of course, they hired me as their real estate agent!  :-) My marketing strategy targeted first-time home buyers, relocation specialists and local real estate agents.  Their home, 811 Bayliss in Marietta, GA, was on every conceivable real estate website and because of that we had 20+ phone calls per week and an average of 12 to 14 home showings each week.
