"In This Market?" The Real Estate Market Is What It is!

I've been thinking about a lot of things...

Why sometimes customers delay their purchases or sellers opt not to sell!  

"In any market"....conversations are important...and words are important...which led me to a conversation.

Why continue to use the phrase....

"In This Market?"

The market is the market plain and simple and it sounds to me like a very negative use of the words!

When I hear the terms "in this market"...I think media...I think it sounds negative as a matter of fact..its sounds pretty pathetic...do you want buyers thinking that way too?

Every time I hear it...it makes me cringe..because if it has that affect on me...I just wonder...what potential buyers and sellers think...when they hear this!

I don't recall the use of this term prior to 2007..is this new lingo until the hopping market returns?  Guess what......don't hold your breath!

Its the market....the real estate market..plain and simple!

There will always be buyers and always be sellers...in any real estate market..regardless of what is reported!

The words you choose could be the reason why buyers and sellers are sitting of the fence!

Do you use the term "In this market?"

If so..I hope its in the terms...as a buyer you can get a great deal....."IN THIS MARKET!"

Hi Midori.  Interesting.

In the future, when it becomes a "sellers market", perhaps we may still use the saying "in this market, you can price your home more aggressively...

I try to not worry about this stuff either way.

I used to know a man who always said, "It is what it is..." He used to drive me crazy, but now I don't see him anymore, so it's not a big deal. Your title still reminded me of him though!

I enjoyed reading your post and you definitely bring up good points!!

Richard point well taken...I hear the phrase all the time!  I hear REALTORS saying it...brokers saying..its almost as if..its an excuse. 

Ken-you and I are very different...I'm a trainer and words do matter!  A seller isn't selling a home but a property and a buyer isn't buying a house they are buying a home...I think we need to take a look at how we address the public!  You may not use this term but it is used freely and not just in our industry and we wonder why people are scared...are we the media or are we REALTORS trying to earn a living!

BRAVO! Falls right in line with the mindset I intend to have and hold throughout 2009. I strongly agree with the rational of negative connotation to the phrase, 'In this market'. Used repeatedly over the last year or more, you have to wonder......Isn't it THE market. Deal with it. In this scenario, there is no going back to where we probably shouldn't have been in the first place. Yet, Buyers, Sellers, and Borrowers remain, still active to sum degree in THE market. Lets earn a living!                       Well done Midori!!!

The Market - it is what it is and it will always be the real estate market.  Localism is the big issue. Buyers hear how bad it is in other parts of the country and automatically apply it our our area.  Yes, our market has slowed down but, no you can not buy a home for $40,000 under the asking price...

Education is our biggest goal this year.  Well priced property is selling and people have to move regardless of what the economy is doing. 

I like what you said.  Thanks for bringing it up.

... there seem to be a lot of these favorite 'crutch' phrases that the media coin for dramatic effect.

"In this Economy" is another one. They both subliminally remind many people that times are very challenging in both areas !

Yes both this market and this economy are very different than what most have been used to, but you're right Midori, they are what they are ! Learn to make the right adjustments for your life and dont make excuses with a crutch phrase !  ... well put M&M !

I can honstly say that i would use the phrase "In this market" regardless of the market... because it is always different.  There is an instructional Autocrossing video I have where the narrator always adds "On this day, on these tires".  It just frames the reality.

Aloha Midori,

The media for better or worst, seems to drive the public like a heard of cattle.  A good friend of mine was a trader for years.  He said when the public is moving to buy, they are selling.  When the public is selling, they  are buying.  So when Warren Buffet speaks, and says when people are acting in fear, its time to buy.  Suzie Orman was on T.V. last night.  She said if you have money to spend for long term, its a great time to buy in the stock market.  I think savvy buyers know this already.

I think that we should always be looking at the words that we use.  We will either be turning on or turning off the public by the words that we use.  The best example of this is what I call the negative media and how they continually affect "the market".

Hi Midori-

In a conversation the other day, a member of our community stated that there are several reasons that the economy is not as good as it was a year or so ago.  In getting to the housing market, he stated that REALTORS are the reason that the housing market is in trouble - that we have elevated the prices of homes and commercial properties arbitrarily.  We realize that often it is not worth discussing an issue with someone who has a closed mind and we made that decision in this instance; however, we offered to provide the gentleman with some statistics that might help him understand what has happened to the market.  His answer was that if the statistics were generated by the real estate community, they would be wrong.  So we let it be. 

Unfortunately "this bad market" is all some people know - they have no memory of other markets, unless they were bad markets!  Like someone said, with that kind of thought, if you're a seller, then it is a buyer's market and so forth.

Thanks for your post.  We, like you, believe it should be 'the market!'

You make such an excellent point and frankly, one of the main jobs we have as Realtors is to help people understand what the markets about in real terms! Words and nuances can be twisted and manipulated to push an agenda and it's up to us to be straight forward, honest and unbiased!

Great points! The good thing is houses are selling and we make money which is a blessing so many other people lose their work. We should be happy that there is "a Market"

In this market : ) its important to have an appraisal done on a property by a certified real estate appraiser. It helps in keeping a seller from insisting on listing a home at an unrealistic price and comforts a prospective buyer by showing a homes value in report form.
