When you have been in a certain area for over 20 years of your career there comes a time when you reflect on who you know, what you've accomplished and how you can make your mark in the community in which you live.  Ok, I am no one special.  However, I have gotten to know a lot of people over the years, I have gotten to th point that I know what people generally want out of life, what the life "housing progression" is, what neighborhoods are the BEST to live in, what are the prices of neighborhoods, who lives in certain areas of the community......Live long enough and if nothing else, osmosis sets in and you get to know things.

I can tell you what happens at different times of your life, when you buy your first house, what you buy when you buy your second house, what kind of house you will want to live in when your kids get to be pre teen, etc. etc, etc........

If you stay in the same career for 20 years, there are just some things that are predictable.

2009 gives a challenge to many of us.  Not to get philosophical, but we are in uncharted waters in Real Estate......there isn't a real estate market that I know of that hasn't been challenging but never in my career has there been so much negative press about the values of housing....., prices still need to hit rock bottom, prices are dropping, interest rates are low......., a lot of press about REAL ESTATE.

Facts are facts.  Life changes.  People get married, people get divorced, there are deaths, job transfers, people change jobs, there are thousands of reasons for houses to become available for sale.

The last 4 years in Real Estate have spoiled the perception of Real Estate Market Reality.  The reality is, house prices don't go up by 30 and 40% a year!.  they don't go up that much in 3 to 4 years.  It is a long term investment, if you even want to call the ownership of the place where you live an investment.

That is just the way it is.

West Chester area is a viable area for stable real estate values.  Simple as that.
