Recently, I wrote a post about sharing stories with my kids at bedtime each night, and how I sometimes tell them about old TV shows that I used to watch when I was their age (on re-runs, of course):

 How Many Hours of Re-Runs Must I Have Watched as a Child?

 

Last night, I decided to tell them all about "Leave it to Beaver".  I have a feeling that my description left something to be desired, since my son's main reaction was, "That sounds very 'little kiddish' to me."  He's probably right, come to think of it.  However, I was undaunted as I regaled them with tales from this 1950's staple. 

 

 

Along the way, I also had to describe Eddie Haskell, of course.

For those of you who are completely unfamiliar with this show, you might want to just stop here and find a more interesting post to read, because this may bore you to tears.  However, like with my kids last night, I will plow along here regardless, hoping that you enjoy the ride.

So, how did I describe Eddie to my kids?

"Eddie Haskell was friends with Wally, who was Beaver's older brother.  Eddie was super-polite and nice whenever parents or teachers were around, then rude and sarcastic when they weren't. He was one of the most insincere people I've seen."

Needless to say, I had to do my own impression of Eddie Haskell for them.  Not too shabby, I might add.

Today, I started thinking about Eddie, and about how many people I have had the displeasure of working with in real estate who remind me of him.  Have you encountered any agents like this?  No?  Just me, huh?

 

I would wager that if you have been selling homes very long at all (or walking around, or breathing) that you have come across a handful of Eddie Haskells in your day.

I don't have a lot of pet peeves, but false friendliness is one of mine (blatant stupidity is another, in case you were wondering).  If you merely ACT friendly, it shows.  If you ARE friendly, it shines through as well.  We've all had situations when we had to be civil despite our urges to the contrary, but there's really no need to overdo it.  As a dog smells fear, people can sniff out insincerity very quickly.

I once had an agent who must have said "isn't this just pretty as a postcard" more times than I care to remember when showing me and my buyer clients a $2 million home in west Austin.  Thanks, Eddie.

On another occasion, an agent greeted my clients with "Welcome home" on a FIRST showing as we walked up.  Nice to meet you, Mr. Haskell.

Please drop the scripted niceties and sales techniques.  JUST BE YOURSELF.  You will gain more respect from everyone you meet.  No need for saccharine if I am around.  I happen to prefer sugar, because it's REAL.

SAL - Actually, it's Jason, not Justin.  I just write really fast!  The answer to your second question: not sure - I haven't found the outer limit yet.

STEVE - I watched these shows with my grandfather when they were in syndication.  I think you may be right about Ken Osmond.

MICHAEL - I haven't had any client Eddies, either, but I've met MANY agents, sadly.

On the first showing?  Hmm.  That's pushing it.  By the way, even a great company like Disney found a way to make "Welcome home" sound somewhat annoying.  I must have heard it a dozen times when when we bought our timeshare.

I hated Eddie Haskell on "Leave it to Beaver". I always wanted to see him drawn and quartered! Those were my thoughts as a child.

I have also met Eddie Haskells in my travels.  Wow, I have not thought about Leave it to Beaver for a long time. The innocence of the tv shows at that time.  However having a grandson that can be rather trying at times, I have definitely thought about Dennis the Menace.  LOL

I don't use scripts but they are helpful to many. As long as a person takes the script and makes it their own. I loved "The Beaver" as a kid. With the shows kids get to watch today, is it any wonder that your son would say it sounds kiddish ?

Great comparason, Jason!!  ON TV, Eddie was always a HOOT and I actually got a kick out of him and wondered how he always managed to get away with being such a jerk w/o getting caught.  In real life, I don't find the "Eddies" very funny.

I know two realtors - both of them always call me "honey."  When the one calls me honey, it makes me feel all warm and gooey inside (LOL) because I know she means it and she's a sweetheart.  The other one says it to TRY and be a sweetheart.  Makes me want to slap her.

Funny how the sincerity shines through, isn't it?

Hi Jason!

We watched one of the shows the other night where Eddie was trying to pass a test the easy way.  He wrote answers on a paper towel, put it about 5 up in the paper towel holder in the restroom, found an excuse to wash his hands during the test - basically, looked for that shortcut and spent much more time doing it than he would have studying and learning the material.  Do real estate agents try to take shortcuts? 

By the way, if you haven't seen the show, Eddie got caught.  The teacher was wise to the trick and the paper towel was gone when Eddie got there.  He tried to lie his way out of it!  Wally got blamed, too, and Wally had actually studied for the test.  Eddie finally confessed and all was well - a lesson learned.

We always find a moral in those shows.  Yes, there are parallels to some in our profession!  Have a great day!

Jason that was a fun walk down memory lane, Yes, Eddie and his ilk are still out there, still saying the "little woman" etc, phoniness abounds sometimes.  I hated it when I used to go with my husband somewhere and the salesman (it was usually a man) would talk to him and smile down at me and call me the little woman.  (like I had no brains and was just an arm atttachment) Oh I bet we could all write a book about the insincerity of sales folks.  Its not new and its not going away, I fear.

I absolutely agree.  There is no "profile" of a successful agent.  Successful agents come with all personality types, one can be introverted, extroverted any a host of other things.  You hit the nail on the head to just be yourself.  That way, you don't have to worry about a thing.

Jason: I am SO OLD that I actually watched LEAVE IT TO BEAVER when it was originally on. I loved it. Eddie Hasklell, though shallow and insincere, helped get a good message across in every episode he was in: How phony some people are. Even as a kid, I got the message.

And yes, I have met MANY Haskell's along my life journey....and will continue to meet them....and I CAN SEE RIGHT THROUGH THEM everytime, as can most people.

Those shows were kiddish. But so was America. The family dynamic that played out on The Leave It To Beaver show was supurb. For me some of my best memories was watching my Father react to Eddies antics.

My Fathers comment was that Eddie would grow up to be a used cars salesman.

I too have shared Beaver Cleaver and Eddie Haskell with my kids. Just wait until your daughters are of dating age - the Eddie's just climb out of the closet!  Even though they have never actually seen an episode, my kids can spot an Eddie for themselves now!  "Sure I'll have your daughter home by curfew...."

I think everyone in this business has run into one or two people like this. As far as the scripted insincere sales statements like welcome, I tell my clients that I am about to use a sales technique some times, then I say welcome home as I open a door. I make fun of a lot of the sales scripts that were trained to use when showing houses, and my clients seem to enjoy that far more than just using the script.

Great post!  I had to laugh out loud whenever I saw the pic of Eddie.  It reminded me also of the folks who just seem to pop their heads around the corner whenever they hear the words, "Ready to buy!"  Makes me wonder where those folks are the rest of the time whenever other agents are actually prospecting for biz???  (That's gotta be content for another blog!)

 

Thank goodness we don't have too many Eddie's in Austin.  Occasionally we do run into them, so I think the next time I come across an Eddie clone, I'm just going to ask them if they prefer saccharine or the real thing?

I love that you tell your kids about the old shows.  Have they ever watched any on Nick at Night?  I fall into an old show while channel surfing every once in awhile.  I watched the Twilight Zone marathon from 5 pm New Years Eve until 10 pm New Years Day.  It was awesome!

WOW! I can't stop laughing! This is great! I never thought to call those personalities EDDIE HASKELL's...I simply called them SHARKS. Here are a few comments I have received. Once my buyers came back with a counter offer and the listing agent did not like their counter and proceeded to say "What are these people Morons?" So, I had to tell her "No, my clients are not morons just well informed to the value of your listings!" Her listing sold for 4K higher than what my buyers offered. I also showed property where I had to wait for listing agent  (who was an hour late). The agent walked past my extended hand to ask "OK, now who is the client?" Then proceeded to show us the property and watched as my client took notes and took pictures. The agent was very impressed and commented about it, and my client said "I like to be very informed and remember each property, you should see my notes at home." The agent then said "well if you have more notes at home, then it is time for you to buy today!" When we got outside my client asked "Why did she say that? I only meant you should see my notes at home because I am doing my homework when it comes to my purchase!" Needless to say, my buyer scratched that property off the list because she felt strong armed by the other agent. As my momma always said "If you don't have anything nice to say, KEEP YOUR MOUTH SHUT!"

Jason I think this is so ideal for me and your comparison to Eddie Haskells fake compliments helps close a door for me.  I hate fake and it drives me bonkers. 

I read your posts and think about some of the stories you have shared about your children and then I'm visualizing like "Dad are you okay?  Are you crazy?  Why did you ever watch such a stupid show, Dad?"  As if, whose the idiot.  Children are amazing and such a blessing when we have a hard day and then come home to those eyes, and all is calm in our world because of them.

Nicely stated Jason. The Eddie Haskells of the Real Estate industry is why our reputation is sometimes just above a "used car salespersons". I would have begun my RE career many years earlier, but I had this perception that all agents wore suits everyday and that is not me.  A realtor will attract their clients by just being themselves and not playing some role. If some think you are a "goof" as Eddie would say, will then you are a Real goof and you come by it honestly.

Jason,  When I was in high school I hung out with a friend (Chris) of mine at his house quite a bit(it was on a lake).  We had a third friend (Jereme) that hung out with us who was a little on the larger side. And my friend had a little brother who was kind of naive.

I would not say that I was insincere ever, however I was always very polite to his parents.  I was Eddie

Jereme was Lumpy

Chris was Wally

And his little brother was the, "Beav."

Even I don't remember Eddie Haskell all that well!  Did anyone notice that the young shrink on the TV Show 'Bones' smiles & looks like Eddie Haskell just like the pic above?  I was hoping someone else would have noticed it, it's uncanny!  I don't remember Eddie being rude, just not really truthful ALL the time!  It's like going on the 'way back machine'.

Jason ... I agree that we can do without the Eddie Haskell scripted niceties and the later sarcasm when parents leave the room.  As business folks and Realtor agents, we should be ourselves and eventually gain credibility and respect from others along the way.  Best wishes. Harrison

Clever analogy Jason.

One of my current listings has a finished basement, with a built-in floor-to-ceiling chalkboard for the homeowners children. Each time we have a showing the I have the wife and her 2 children write "Welcome Home!" on the board in pretty teal colored chalk. I can tell you that probably 80% of the people who have seen the home (including the buyers I've shown it to individually or at open houses) have made positive "cutesy" remarks about that chalkboard note (without provocation from me or their agent). I find that interesting.

Maybe we wouldn't have gotten the same response had someone opened the front door as you suggest with the "Welcome Home" / Eddie Haskell approach. Nice post!

I was never really a Leave It To Beaver kind of kid- I was more into Grizzly Adams and Flipper!  Classics, I miss those shows.... 

Blatant disregard and self absorption might be added to the list of peeves for me.   Oh, and looking down on other people.  Stupidity and fakeness are higher though.  It reminds me of the Annette Bening playing the realtor in the movie "American Beauty."   It's funny how some agents are really like that!

Jason - Very good and funny post. It is funny I too only remember watching reruns but some how I think we both sat in front of the TV once or twice for the first showing.  Even as much as we dislike Eddy what would the show have been without him. After all how much does Lumpy get mentioned? Bob sent a really cool pic of how they look now. Beav still looks goofy (just my opinion). I so see your point but I guess if we were all the same the world would be a mighty boring place. I just want to limit  my meetings with Eddy Haskells to once in like 5 years or so. Thanks for the light hearted post I enjoyed it.

I like to think I'm more along the lines of the "I Dream of Jeannie" of real estate.  You know, let them think that all I do is blink my eyes and it all happens for them, just like magic.  All I have to watch out for is that wicked Esmarelda.

No scripted niceties and sales techniques here - I'm getting too old to memorize stuff so I spend a lot of time acquiring real estate knowledge that I can apply to many different situations. Thanks for the good post. And I am also old enough to remember Eddie Haskell!

Jason, It seems from the comments that we all know a few Eddies, doesn't it?  I've sure met a fair share in my days, trust me.  Poor Ward and June. How could they let poor Beaver even get near him? You'd think they would have told Wally to find a new friend.Loved Leave it to Beaver. 

My favorite show was The Partridge Family. Top that, LOL.  LOVED David Cassidy...did you know I had the Partridge Family CD until some "Eddie Haskel" broke into my car and stole my CD collection.  Don't you know they were shocked when they saw that one :)  I'll replace it someday. Life just isn't the same without cruising down the highway, moon roof open, singing:

Thanks for your post! Not having had the pleasure to grow up in the states I am not very familiar with the TV show and was not familiar with the character of Eddie Haskell.

And yes, real sugar is much better than any substitute... It is better to show genuine frienliness in moderation than the fake one in abundance!

Thank you for your post. Of course, I remember Leave it to Beaver---one of my favorites from my childhjood. Now that you mention it, I have met a few "Eddie's" since beginning my real estate career. I am sincere because I don't know how to not be sincere. I definitely think that people can tell when you are faking your fliendliness---much better to just be yourself.

I prefer Sugar too!! Beyond the realtor community, you can not believe the Haskels that are being driven out of the mortgage community. I have always been direct and kind, unlike so many. i am not tooting any horns, but I am with you in regards to values......... It goes along way. Those old shows always had a great lesson and happy ending and I miss them dearly. Are we that old???? So be it...

Jason, even when I was a kid old Eddie gave me the creeps! "You look so nice today Mrs. Clever!" Whatever....Wally however was a cutie. I'm not sure why but I always liked the "good" boys. Till I got older that is.

But, Eddie wasn't really bad...just grotesquely fake. I do run into one now and then. I have little to say to them.

I loved this post. "You did really swell today Mr. Crouch!"

Jason - "Isn't this just pretty as a postcard?"  Ugh.  I think I would have to leave the room at some point if I heard that more than once.  I had an agent who was fond of "You're going to love this home," as we were walking up the path.  "Hey lady, let me look at the house and make my decision."  It drove me nuts.  Needless to say, we didn't buy a house because I didn't love any of them.

Jason - thanks for the reminder.  I am studying a course right now about developing "You Inc." and this falls right in line.  If you can't be yourself - don't bother.  People can spot insincerity a mile away.

Jason - What a nice walk down memory lane!!  Plenty of Eddie's in many places it seems.  As an ex teacher, I hate it when a teacher is nice to me as a parent and then I hear how that same teacher treats some of the kids in the classroom. Most folks can see through a facade.

Have you told them about Green Acres yet? I loved Mr. Haney... I've known some realtors like him too.

Hi, Great Post! I loved Eddie Haskell as a character but of course try to avoid someone like that in real life. Sometimes you can't avoid them though. The ones that drive me nuts are the agents that talk one way to their clients and then later give it all up in telling me how low the clients is willing to go and the details of their situation.

It's like a poker game where they lean over and show me their hand. 

Or the listing agent doesn't respond to a requested showing-lockbox doesn't work-no key-etc. etc. I feel sorry for their seller.

Some of us remember waiting for new episodes each week. Eddy had no socitly redeeming value long before that term was coined, but we all knew an Eddy.

I like Bob Volanti remark about their being more Wally's. Unfortunately there are more Beavers, overwellmed by life than ether.

Hey jason!! I finally made it to AR today! I don't really know anything about Eddie Haskell or Leave It to Beaver, but I recognized your name, so I decided to stop in for a quick hello!! I haven't been in Real Estate long enough to come across anyone like this personally, but in the real world I come across them all the time! Its saddening that people are that way, isn't it?!

Now that I'm on AR everything I need to learn is kind of overwhelming! There is so much to do, and so little time! LOL!

P.S. I missed your show AGAIN today! I was working on some listings, Ill try and tune in tonight while I'm exercising!

I've come across many Eddie Haskels in my real estate career, too many by far.  I believe that if you are saying things just to try and make a sale, it will show through in your mannerisms and people will catch on real quickly.  Just be yourself and be honest.  By the way, Leave it to Beaver was a classic!
