Is it the weather??     Is it indecisiveness?? 

Are agents not qualifying the buyers before scheduling showings??

In the past month I have had a good stream of calls from other agents to request showings on my listings.  I am glad about this.  This tells me that my teams marketing efforts are effective and our pricing is on target.  After a date and time is scheduled for a showing, I have gotten calls - last minute to cancel the showings OR no one shows up for the showings.  This has been happening for about 50% of the time.  Is this happening to you?

Who knows, this may just be a fluke.  The hustle and bustle of the holiday season could have been part of it.  This is over now yet another instance of this happened again today!

The problem I have is that my clients clean their house and make it look wonderfully presentable to have a 'no show' or last minute cancellation.  Sometimes they get angry, sometimes not.

What is your take on this??? 

Ahh yes, one more thing. 

FEEDBACK.  Why don't agents who show houses give feedback?!? I know many do, however, many, many don't.

Sad to say this is happening here. I belive that buyers think if they wait they will save another 10 - 20% on a sale price. Can't blame them, the media feeds their intent.

Oh the feedback debate.  I've never gotten to the bottom of this one.  I'm guessing the other agents just get busy.  As far as the showing go I've noticed this a bit recently.  Hopefully thing will get back to normal soon.  Perhaps the one which happened today was just a carry over fluke from the holidays.  They just ended last week after all.

I can't give feedback because I represent the buyers and that is not in their best interest. Luckily in our market most of the homes are vacant that we are showing so appointments are a thing of the past (not for long hopefully!) My buyers have been changing their mind mid stream or finding something right away. They have been all over the map if that helps :) Luckily we don't have to do any last minute cancelling!

It has been happening to us but I think I know why. When we get a call from our web site or from a sign and they want to see something, we go ahead and schedule a showing but...... we also send them to our Mortgage partner. Or motgage partner calls me before the showing if possible but sometimes timing will not allow him to get back in time. Several of the showings have been missed because the potential buyer found out they could not afford the property they were wanting to see or could not get a loan with all the new rules so they are embrassed to call or cancel for that reason so they no show. Its a tough market for buyers who cannot bring considerable cash to the table or they are struggling with credit scores as the scores keep getting tougher to meet . Just an opinion, maybe others are experiencing the same thing.

If the calls are from buyers' agents, then I'd say the agents are not doing a good job of managing their clients. Its a sign that they don't know how to engage prospects and make clients.

And not professional at all when they don't provide feedback.

Marlene - cancellations sometimes can't be avoided.  But if an AGENT is a no-show you can bet I'm going to be offering a lesson in  professionalism to them.  If a CLIENT is a no-show, then there's not much an agent can do other than be as frustrated as the seller/agent. 

As for feedback?  That's the true thorn in my saddle.  I will take feedback in any way I can get it.  Leave me a voice mail, shoot me an email or a text message, something!  If the feedback is negative - that's ok.  You're not hurting my feelings!  But I need to know.

I'm not sure what the main reason would be for last minute cancelations. I do appreicate the call if the need to cancel happens. I have a experienced having sellers who tell me that so & so didn't show up without a call! UGGHH that is super frustrating! So I guess Marlene you can take solice in that you at least get the call of cancelations. Perhaps some of the time the buying client takes a prior drive-by and discovers they do not like the area or something about the site of the home. Feedback shouldn't be an issue.. It's funny how something simple is an issue at times.
