What Can You Expect From a Staging Consultation?

Staging consultations are one of my favorite aspects of being a home staging and redesign specialist.  Why?  It brings so much hope and direction to a home seller!

Most sellers, especially in this market, have a specific reason for selling – whether it is to relocate, or perhaps a change in family status such as divorce or a growing family.    The stress of putting a home on the market can be reduced significantly by obtaining specific and detailed information on how to prepare homes for the best offer and quickest sale.

How we live in our homes, and how we present our houses for sale are two very different things.

  • We personalize our homes – create a warm and comfortable environment for us.
  • We present a house for sale – showing it as an inviting palate for someone else to paint their life story upon – a neutralized and wonderful location to become their home!
  • Price will bring people to view a home, having a home well prepared or “staged” will get the offers.  Buyers shop logically and purchase emotionally!

The path from beloved home to a fantastic house for sale is what a staging consultation provides!

So what can you expect from a staging consultation? master after

  • Honest and straightforward evaluation of your home’s appeal – inside and out – helping you see your home through a buyer’s eyes
  • A detailed list of free and low cost recommendations you can implement yourself – how much to declutter, lighting, traffic flow and more are addressed.
  • Help on prioritizing what needs to be done and an action plan so it is not overwhelming.
  • Advice on updating and repairs that will give you the best return on your investment – what’s the best paint color and sheen, is it best to give a carpet allowance, what about that lovely wallpaper in the bathroom?
  • Product and vendor expertise – years of experience with products and contractors gives you the peace of mind and succes.
  • Reasonable Cost – Staging consultations are affordable and this small investment will help any home sell quicker and frequently for more money.
  • A partner in helping you achieve success – our business is built upon delighted home sellers who have allowed us to team with them and recommend us to others
  • Amazing results – Best said by a realtor recently upon viewing their listing where we provided a consultation “OH MY GOSH!  My jaw hit the floor!  I cannot believe this is the same house . . . .”
  • Fun – We love our work!  Our ideas provide confidence and less stress and we like to think we are fun to work with too!

Most sellers are so nervous before a staging consultation; you would think the HGTV cameras were following us in the door!  We won’t bring in TV cameras, hide problems or do anything zany.  We will provide professional advice, proven techniques and a house that shows the best online and in person!

great post, and from what i understand, a consultatioin is free , and staging happens to be the only thing (outside of purchase price) that seems to work to sell homes these days

I love the sleek look you gave the bedroom.  So much improved.  That is one of the hardest things to get across to sellers, how you live and how you stage to sell are sometimes a world apart.  Wishing you the best!

Great post!  I especially like the line where you say how we live in our homes is not the way we sell our homes.  Good point!  Good luck this year!

Margaret ~ You've presented the benefits of a home staging consultation in an easy-to-understand format for sellers ... great job at showing them how it's a win-win partnership for the seller, their agent, and the home stager.  Well done!

Woo-Hoo Margaret! Another great post you've brought us! Your staging is lovely, what a fresh change.

My last client had no qualms about getting rid of the wallpaper & borders. It can be at times a real sticking point.

Hi James - Staging consultations take about 1 1/2 to 2 hours and are usually followed with a written detailed report.  They are not free like a bid for staging, but provide a wealth of information for do it yourselfers!

Jason and Amber - Thanks for reading -- yes it's incredible what a few changes can make!

Fred - Transformations -- that our speciality!

Michael - Thank you - love helping people understand what a staging consultation is and how beneficial it can be!

Connie - You're right - buyers want to envision themselves in the space - not see how the sellers live!

Michelle - Thanks!  We've found that most realtors and sellers really don't know what is involved in a staging consultation and appreciate learning about this great opportunity!

Wendy - This bedroom just feels restful and elegant doesn't it!

Kristin - Thanks for the good wishes - we love helping people prepare their homes so they show well.

Maureen - It IS a win-win partnership -- everyone benefits and we love helping happy sellers who achieve quicker sales!

Cynthia - Sticking point - was that a joke about how hard it is to get that wallpaper off?  Funny!  You're right -- it makes a WORLD of difference!

Margaret, Oh I wish I could say "Yes I'm so clever that's exactly what I meant!" But it was you who was the clever one in seeing that.

Hi Margaret, what a difference! We have some sellers who continue to try and sell their cabins with the orange shag carpeting and Grandma's crocheted afghans!! Needless to say, it takes a special buyer to see beyond those things :-)

Cynthis - I think we are have to be clever in our line of work!

Mary - You need a good stager to help them realize the investment they made in changing a few items would help them get a lot better offer!  Gotta put those crocheted afgans away - they have good memories only for you!

Tony and Libby - Thanks!  I think this is a great example of what a dramatic change can be achieved so easily!

Deborah - Thanks -- I love the revised look as well!  At our house I must confess I've got less pillows on the bed as it takes too long to make, but love a restful and spa look!

Nicely stated, and even though most of us stagers repeat this over and over, it bears repeating AGAIN!  Too many people have their opinion of what staging is from watching TV and believe we are rude and expensive!
