What do you do with your short sale leads?

Hey REALTORS - How many listing appointments do you go on, where the potential client cannot sell their home for what they owe and still afford your commission?

How many of you have been involved in a short sale transaction? How many of you have had a short sale fall apart? How many of you LOVE short sales and would consider doing them only?

I talk to Realtors everyday and are surprised by how many that tell me they avoid short-sales. According to several sources, we should expect that over 50% of home sales in 2009 are going to require a short-sale. Granted, not all areas of the Atlanta market are suffering as much as real estate markets in other states. However, short sales are a necessary way for the market to correct itself in every state.Keep in mind that a short-sale is just that, a correction, which could mean a substantial discount or only a minor amount.

My team has been processing short sales since 2005. We started out as investors looking for quick ROI. By nature of the process, we were forced to create a highly efficient system for getting short-sales accepted. I know that processing short-sales is time-consuming, frustrating, tedious, and comes with very few guarantees. However, there are companies in Atlanta that for no fee will do all the short-sale paperwork and lender negotiations.

You are great at selling houses, right? Then do it! Generate more listings by making yourself available to distressed property owners. Have someone else handle the irritating short-sale process and get paid! OR - refer those listings and get paid!
