This post is going to be a bit of a rant, so please forgive me.

As an agent who is also the office manager for RE/MAX EXCEL, I often answer the phones and schedule appointments. I have noticed lately an increasing amount of lack of appointment scheduling manners from agents.

  • Calling from outside a listing, wanting to get in to see it RIGHT NOW.  Come on, you don't like it when people come to your house without notice, why would home sellers?
  • Calling me the same day as your showing when the showing instructions CLEARLY say 24 hours notice required for all showings, no matter what.  I don't care if your client is the president of the United States, these tenants will not let you in without 24 hours notice.  Don't get crabby at me, I don't make the rules.
  • Not calling and letting me know that you couldn't make it to a scheduled showing.  Folks, I have been yelled at because agents didn't show up for the appointment and I didn't tell them. (Forgot my mind reader hat that day)
  • Not filling out showing feedback forms.  I make it really easy, just fill out a simple email and return it to me.  No printing and faxing, just click reply.  Please help me out here, I make sure my agents fill them out and I personally fax them to you when required.
  • Acting condescending toward me on the phone, just because I am "staff" and therefore not important.  Don't forget who really gets things done around the office.  We do remember who treats us well, and we are more likely to help you out later when you are respectful ;)

Please just take a minute to think about manners, and treat others the way you would expect to be treated.  Common courtesy goes a long way!!

Well put regarding Realtor etiquette RE/MAX EXCEL. This happens all of the time.

Regarding your first point, homes here on Kauai are often vacant, especially with the slow pace of sales in 2008.  Frequently that home will be on a lock box and available for immediate showing after a quick call to the listing agent.  It never hurts to ask.

As for treating others with dignity and respect, that's a given and it should be practiced by all.

Ms Manager:  I have not had to call an office to schedule an appointment for about twenty years now.  During that time appointments for all offices in the county (where Fort Worth is) have all used a scheduling service.  I bet that would save you an awful lot of work.

The only one of your rant points I disagree with... is calling for an appointment when you are in front of the house.  Things happen.  The Realtor and her clients could have been driving from one appointment to the next, and just stumbled upon your listing, and just called... just to see if they could get in.  If it were MY own personal home up for sale, I would definitely want them to show it... rather than risk missing out on the showing.  Just my two cents.  By the way... I am ALSO a RE/MAX agent.  Take care... thanks for sharing.

THANK YOU for saying what I feel also.  I mean how hard is it to take less then a minute to fill out a feedback form online.

Feedback forms are my personal pet-peeve.  I think its part of your job to offer feedback to the listing agent.  It makes me mad when agents don't provide feedback.

You all are right, I guess it's more irritating when they call without notice when the home is occupied then get upset if I can't get them in to see it.  I should have made that more clear in my post.

I feel your pain.  I have one listing that requires a 48 hour notice.  It's handled be a rental agency and I have it written on the front of the listing.  That doesn't stop other agents from demanding to see it right away.  I really get mad when I find a vacant listing with a door left wide open!

You hit on one of my pet peeves. I've often said that you can tell quite alot about a person by the way they treat office staff. If you're rude to my staff and then nice to me, we're sooooo done!

If I am out showing properties and stumble upon a listing my client wants to see right now, I will call and try to get in.  We may not want to drive back tomorrow and see it.  If the seller is that concerned and says no, fine.  I likely have not seen the MLS requiring the 24 hour notice as I stumbled upon the listing.  It could cost the seller a deal, no big deal to me though, as I have the buyer and we will continue on to our next house.

I agree with all your points except the first one.  I doesn't happen very often where we need to schedule a showing when we're parked in front of a seller's home, but so what.  Isn't that why we're calling, to see if its' OK?  Usually on a weekend, the seller already has a couple of appointments for that time slot and many times isn't even home.  If it's not feasible, then we have to try another time.  That's OK with the buyers as it was usually there idea to take a look at this one, that wasn't on the tour.

I like your rant. I just wish I had a name to put with it, something a little more personal than "RE/MAX Excel."

If you have several people in your office who use this profile, I think you could get more mileage by letting all of them have their own profiles. Then just put "RE/MAX Excel" behind their name. For example, you'll see that I'm Jim Frimmer, San Diego Mission Valley Realtor (Century 21 Award). Gives them my name, where I work, and which company I work with.

Hi Kim, about your point about "Calling from outside a listing, wanting to get in to see it RIGHT NOW.  Come on, you don't like it when people come to your house without notice."

I'm going to have to disagree w/ the lovely Karen Stone on this one. I was the one who's home was for sale and this happened to me. I was having an afternoon party, so I passed on this showing.

Great blog!
