I have finished my numbers for the single family home market in Rock Hill, SC for the month of December 2008. The month of December was slow which we always contribute to the holidays. Even though the holidays do tend to be slower I have to admit that I actually sold more homes this December than I did last December. I contribute most of my business to the fact that I put forth great effort to make sure that my clients are always happy with my services and I refuse to think doom and gloom!  It is a AWESOME time to purchase or refinance a home! The interest rates are at an ALL time low which means if you are thinking of purchasing a larger home, you can actually get a lot of house for a great price! Your interest rate plays a big role in your monthly payment...now is not the time to bury your head in the sand because you think that real estate is not a good investment. Real estate will pick back up...will you miss the boat on the good deals?  Remember you buy low and sell high!

For the month of December 2008 in Rock Hill there were 695 available homes.  Only 50 homes sold in the month of December 2008! Congratulations to those of you that made a purchase and extra congratulations to my clients that closed in December because we know we negotiated a few KILLER deals!!!!

I agree.  After some rough times, I'm hearing about investors coming back into the market now.  I'm also hearing about more cash deals now.  Congrats on having a good December!  What's the average home price in Rock Hill right now? 

By the way, even though sales might seem slower than average for your market, 50 transactions is still a good solid number.

Hi Bruce,

For our entire MLS area the average price is $169,900 but for the Rock Hill it is a little higher at around $200,000. Our absorption rates are kind of high right now, the single family housing market in Rock Hill in the $200,000 to $300,000 price range, we have a 17 month supply of homes. The sellers are not on the same page as the buyers right now. The numbers are not as high in the lower price ranges.

That sounds good, Jackie.  Here's how I look at it: 50 transactions, with an average price of about $200K, is roughly a $10M industry.  And that's a slow month!  In just one city.  Pretty good stuff.  :)
