Gossiping With Your Real Estate Clients - Good Relationship Building or a Major No-No

I've talked to a couple of people about this topic recently so I thought it would be interesting to bring up. Where doGossiping With Your Real Estate Clients - Photo Courtesy of Martin Lundgren you draw the line between jsut visiting and building a relationship with a client into outright gossip about other agents, agencies, other buyers and more.

Is it ever ok to indulge in a little gossip or should it be avoided at all costs in your interactions with your real estate clients?

Although most of us enjoy listening to gossip, we are also prone to negatively judge those who engage in this practice to excess.

Real estate is a very competitive business and it is easy to “criticize” the competitors but this practice will only make you look bad in your clients’ eyes. Worse, it could come back and bite you if the person or subject gets around to the wrong people.

On the other hand, being complimentary about a competing agent or enterprise will show to the client the values and morals you live by. It will make you more trustworthy in their eyes.

I think the simplest solution is this: don't talk bad about anyone. If you can't help it, just don't talk bad about anyone in public. We all need to vent sometimes,  but just make sure its to your spouse or a good friend who has nothing to do with real estate:)

This is a talking business.  I say talk away.  Always stay positive.  Don't talk bad about any one.  That's my way any way.

While I might engage in the local rumor about a new kroger moving into town I under NO circumstances would EVER engage in trash talk about other people to any client or customer or agent outside my office.  I'll be the first to admit that inside the walls of our office we sometimes say... did you hear this or that about this company or this agent... but with a client or customer... NEVER.

You are so right! Gossiping is not a good thing and only makes the person gossiping look unprofessional.

Great post man! I think the old saying "if you can't say something nice, don't say anything at all" is more powerful than people know.

While it is a talking business - you have to be careful as to which conversations you involve yourself in.  I would suggest staying neutral in gossip.

With this business the best advertising is WORD OF MOUTH, that is POSITIVE word of mouth, if you gossip about another agent, broker, etc.  Then it will surely come back to bite you in the KEESTER!  Always stay positive and go by the rule that my Mom & Dad taught me, if you cant say anything nice dont say anything at all.....Right?!?!  Good Luck & GOD Bless!

Brian Buffini's Working by Referral system includes what we call a "Pop By" where we call a client, associate, etc. to tell them we're going to pop by to drop something off, but that we won't be staying long. Just enough to be seen (and to remind the other person that we're in the real estate business). So that quick pop by gives us the opportunity to visit, and the excuse to move on to the next.

As for talking...just keep reninding yourself: Why did God give us two ears and one mouth? So that we can listen twice as much as we speak.
