Dining Room-Kitchen Before and After

I'll bet you've heard the old chestnut that mirrors should always be used in small spaces ("...they make it look so much more spacious!").  But not all mirrors are created equal, and this '80s-era condo still had the builder's wall of mirrors in the small dining room (all together, girls...UGH!).  Not only did the kitchen have inadequate storage space -- note the stunning laminate cabinet masquerading as a pantry -- but the mirrored wall multiplied every bit of clutter and visual chaos in viewing range.  YIKES!

Dining Room from LR Before and After

What was done to Stage this room?

  • Wall mirrors were removed (thankfully much easier than expected, in this case)
  • Cherry-veneered plywood cabinets were built for storage, solving storage issues
  • Extra furniture, clutter and electrical wiring were removed
  • The sisal area rug under the table was removed. The buyer's eye is now drawn from baseboard to baseboard, visually enlarging the room
  • Grasscloth wallpaper added texture and unified the color scheme, which includes subtle new paint colors
  • The light fixture is a dramatic focal point, and a centralized light source to make the space feel more intimate for dining
  • Oh...and the ghastly kitchen wallpaper was removed.  But that's another story!

Realtors -  Which room would you rather show to your clients?  Real Estate Home Staging is a specialized skill that can have a dramatic impact on your success in selling properties quickly and profitably.  Home staging is not just for open houses anymore!  How about staging before the MLS photographs are taken?

Homeowners - Would you like Personalized Coaching on how to prepare your home for a speedy and lucrative sale?

I invite you to contact a Home Staging professional for a consultation to jump-start your real estate success.  Don't consider a price reduction on the property until you've hired a Home Staging Consultant (or Property Stylist) to enhance your home for sale. An investment in home staging costs less than the financial hit of your first price reduction.

**UPDATE** I've resubmitted this post which was originally made before our family's move to Tiburon, California, in Marin County (just north of the San Francisco Bay). While I'm updating the company web site with pictures from many, many new projects, I thought I'd introduce my business to the Marin County market, where we've also moved the staging and design business.    By the way -- this condo sold for full asking price BEFORE it went on the market, with the offer made on the same day the buyer toured it for the first time!

It's great to be in Northern California -- and great to be back on Active Rain!  LTO

Leslie - What a TRANSFORMATION!  This is unbelievable!  You did a fantastic job and I'm so glad you shared these with us!

Oh - and I love your logo.

Thanks so much for your kind feedback!  It's interesting you mentioned the logo, Kathy.  Just this morning I posted information on its design on this blog:  http://activerain.com/blogsview/72292/Logo-Sweet-Logo-Where  - something like "Logo-Sweet Logo, Where Art Thou?"

This is awesome!  I love the change!  You know how I feel about the tulips!

Great job.  The wall mirrors were very 70/80's, they had to go!  I still see homes with this "look", it should be abolished.

05/01/2007 07:05 AM by Maureen Graziano (Third Eye Home Staging)

Oh, the horrors of mirrored walls!  One of my first staging jobs involved SEVERAL mirrored walls in an $800,00 listing.  It took a lot of finesse to convince the owners to take them down. They used the same argument!  (The rooms were HUGE and really didn't need to look bigger.)  That illusion is only true when the rooms are empty - otherwise they just look like you have twice as much stuff...

05/01/2007 05:00 PM by Kimberly Wester - NW Indiana Stager (Details Staging and Redesign)

Wow, what a difference.  I'm not a huge fan of mirrored walls and we see a lot of them here in Florida condos. You did great job!

Stunning transformation!  And I agree, your logo is great!

Great transformation.  Where did you find that terrific light fixture?

05/02/2007 09:08 AM by Lisa Kauffman Tharp - BostonHomeStaging.com (Boston Home Staging)

Lisa - The light fixture belonged to the homeowner, who had purchased it used from someone who was moving to a new house that didn't have a place for it.  I understand that it's an Ingo Maurer "Flotation" light fixture.  He designs amazing lighting...though definitely high-end.  By the way, Lisa, your web site really sets the gold standard for this profession!  I'm still working on mine -- yours is definitely inspirational.  Wonderful portfolio and display.  Leslie

Mirror Mirror!  What a great tranformation!  I am working with a client who has a in the master bedroom on the ceiling.  hmm.  We took it down yesterday.  We can all breathe easier now!

It's great to see mirror removal in action!  We are in the midst of a similar project and I agree with you about miultiplying the clutter.

Jo:  I like that..."Mirror Removal in Action!"

Kathy:  Thanks for your supportive words -- as a newbie to Active Rain I had to learn what a Featured Post was!

Leslie- Great job!!!  I love the artwork (the giant flower)!!  Plus the decluttering makes such a difference!!!

05/08/2007 11:37 PM by Lori Hakeem (Keller Williams Realty)

Thanks Phyllis and Lori!  By the way, the "giant flower" is a Georgia O'Keeffe print.  While I believe in using beautiful neutral colors in the home as a canvas for prospective homeowners to project their own lives, I liked the way the intensity of color in this print seemed to root the space, making the central point of the dining room seem more intimate.  And hey, when it comes to staging, museum prints and posters can be a very affordable way to accessorize a home!   Leslie

Thanks for letting me know!!!  I love those intense colors!!  I personally have those colors in my own home... I LOVE my red/cranberry kitchen with white accents!!!  I will keep my eyes peeled for Miss Georgia's work!  ;)

Great job Leslie. Stellar after effect. And thanks for verbalizing why those rugs have to come out from under the table...to draw the eye from baseboard to baseboard !!

It was interesting how cluttered the room looked w/ the mirror on the wall and how modern, clean and peaceful the room looked without the mirror.  I am not a lover of wall mirrors and now I know why.  Thanks for sharing,

Very interesting! So often we think that mirrors are a great solution, but your photos show that this isn't always the case. Thanks.

Thanks so much for your kind and generous comments Reece, Denise, Sharon, Cindy and Julianna!  It's so gratifying to hear positive feedback from my Staging peers!

Sorry I've been away from Active Rain so long -- thanks to the great leads that this site has brought, I've been VERY busy with new Staging jobs!  I've just posted a couple of blogs related to two vacant listings I helped stage last week -- one with minimal staging and one with a much larger scope of total furnishing and staging.  I'll send before and after photos soon!  Leslie

Leslie,

You just presented a wonderful case against relying on mirrors to 'open' a room...your transformation of the small space is amazing indeed!

Great job, Leslie.  I have to admit, I have always been a believer of the mirror for more space.  Not sure now.  Thanks for giving me something to think about.

Thanks, Val and Karen!  I must admit I don't have anything against mirrors in general -- I'm happy to use them as long as they're framed, and that the reflection is worth doubling the view.  But this early-80's wall of mirrors had to go...  Glad you agree!

Great work, Leslie. Did you remove the mirror yourself or have the client hire someone?

06/30/2007 07:34 PM by Lisa Robbins (Au Courant Home; City Living Baby)

Really stunning. I just love the light fixture. So dramatic.Rhonda

06/30/2007 09:12 PM by Rhonda Rawlins Home Stager-Glastonbury, CT (Glastonbury Home Staging)

Lisa: the client had a contractor who was working on other projects to remove the original wall mirrors.  Luckily all three panels came off without a hitch...or a crack!

Rhonda:  The Ingo Maurer light fixture belonged to the homeowner -- isn't it great?  I saw on eBay this week that there's a used one for sale (Item number: 110146323450).  I don't know anything about the seller, or which of the three sizes that are manufactured that it is.  But it doesn't often come available previously-owned.  From the girl who's always scouring the internet for great deals on the things I love!
