Rather than get distracted at either my home office or real estate office when I want to do my regular past client follow-up calls, I decided that this year, I would do them at open houses held during the week or on weekends.

Guess what happens?  Each open house I've done, I have gone from person to person, one right after another.  They usually start out slow but after the first half hour of calling, BOOM!  Today, 14 people from 11:30-4:15pm came through.  I did have a lull for 40 minutes or so but that was quickly occupied by calls.

 

I've even tried doing open houses during the week, during the day!!!  Same result, 15 people at one, 12 at another.

 

Is it because I plan on making phone calls and fate won't allow it?  Or, is there an increase in pent up demand of people that want to buy homes?

Mark,

I always take my laptop to my open houses and plan to write my blog posts for the week and do follow up during those times - therefore I usually am busy with buyers the entire time.  You have the right attitude and it will pay off. 

Congratulations on all of those potential buyers - we want to hear about your contracts when you write them.

Julie - Thank you!  We'll see how all of these people pan out.  I met some really nice folks and had some great discussions.  I look forward to working with them soon.  I'm pretty low pressure so I just direct them to my website which is just area foreclosures (there are just so many!)

Mark,

My wife (Julie Chapman) is hard task master.....she will be on you to stay on follow up with your leads even if you only do it by email. I know I was trained by the best (and I have written 3 contracts already since January 1 and have several more buyers ready to write their contracts today.) 

Follow up is the key to closing.......

that is Great ~  Sell them!  It seems our Open Houses are very busy too!  even if we don't sell the house ... the contacts are great!

Mark:  The increase in pent-up demand I am sure has NOTHING to do with it.  It is simply the fact that you went prepared to make phone calls.  That fact acted as a cosmic magnet... and brought all those buyers out of the woodwork.  Way to go !

Conrad - I believe you, Julie is always on the ball and it would be hard for that not to give you some collateral benefit.  Follow-up is critical and I will get these folks rolling!

Patty - The best part is the face to face time each of us gets.  It's great to share personalities when attendees and I meet.  This way, we get to make choices.

Karen - Wouldn't it be weird if I held an open house at 9:00am on a Monday and 20 people showed up?  I'm trying it this week on Friday just to see what happens!

Randall - Good sign placement has been helping out with me as well.  There are so many homes that I can sit that the impromptu ones I do off of busy streets.

Sally & David -Add in the tax credit for FTHB's and it gets better!

Mike - So far I haven't started one task that I planned to get done if it would turn out slow!  I have gotten some phone calls done but not the blitz I was looking to accomplish.

Gary - I do, on top of that, when my short sale listings are vacant, I get better results at the open house because people are naturally inquisitive and my answers also reveal parts of my personality.

Michael - The buyers are out there and seem to be less educated than ever on market conditions and what they should do.  There just isn't much in the way of positive information.

Kenneth - You're in the same situation I'm in.  Tons of traffic.  When this market turns, we'll be ready!

Sheldon - I even spoke to other agents about having them help my contacts so I will be able to hold more houses open.  I'll just keep bringing call lists and let the visitors flow in!

14 people at an open house I've only had that happen once or twice.  I prefer to think that its pent up desire to buy homes.

Mark it makes sense to me.  My husband jokes that whenever my business slows a bit we should plan a trip because it seems to never fail that whenever I need to go out of town, things just get crazy busy right before I leave. 

All-in-all though, that is a great problem to have!  Hope you are able to convert all those open house leads!

Justin - This is the second time in a week.  I'm doing a couple again this week and two weeks from now, I have a phone zone week set up and I plan on doing at least 3 to see what happens.

Marcy - Surprisingly, not one person was aware of current interest rates.  Maybe it is the same type of word of mouth that caused the market to explode before brewing up again.

Tiffany - Maybe a vacation coupled with some open houses will give me enough business to start a brokerage! ;)  Just kidding!
