I've been in real estate since I was licensed in 1979 in New York, and dabbled in it in the 1980's, and in Atlanta since 1992.  It is all I do for a living aside from an occasional speaking engagement.  So the long and the short of it is I've been around real estate long enough to notice a few trends.  One thing that had me thinking this last week were the gifts, the cards, the gift cards, the gift baskets that normally flood the real estate office during the holiday times of the year.  Normally there are cakes, bottles of wine, home made baskets of cookies, candies, baskets of fruit, catered food platters, luncheons, incentives, invitations to fantastic Holiday parties.  Many of these gifts are to say thanks and appreciation for the business, or are a request to earn your future business.  This year, there were none.  There were no gift cards, or Starbuck cards from mortgage brokers, inspectors, insurance persons, and nothing from builders.  In fact, there were not even greeting cards from vendors I have worked with since the early 90's.  It really kind of tells you what is really happening.  The biggest holiday bash in town used to be the HomeBanc holiday party, and they closed the doors in 07'.  A few of the Holiday parties that were announced this year, were even canceled at the last moment by email...without any explanation given.  I understand now fully the impact this downturn has had on my industry, my friends and associates. Since I am also known nationally from my speaking engagements, and network groups, I was shocked that I received no Chirstmas Cards, and many of the cards I sent were returned.   I  know we are in some very rough times, and that is what lies ahead.  It really was good to go back and put my finger on what was different this last year in real estate.  Now I fully comprehend what has happened.

I am more concerned for all my friends, co-workers, and I wish them all the best,  they are in my thoughts and prayers, and let's all pray for a speedy recovery.

There was an article in the Washington Post a few weeks ago about "empty refrgerators" - i.e., no calendar magnets from local real estate agents. Funny thing, I've never ordered them in my life, but I did this year.  (Because I got a good deal on them AND awareness that a LOT of local real estate agents will drop out of the competition this year)

I also sent a tin of candy with a "thank you for your business in 2008 and Happy New Year" card to everyone I worked with last year, whether we were successful with their purchase or sale - or not.

This is the worst possible time to cut back because doing so creates the impression (as you expressed in your post) that those professionals are not succeeding in this market.  That's not the message I want to communicate!

It's truly an indication of the depth of the financial crisis, and I feel for all those who are struggling.  The sad part is, it didn't have to come to this.  But, now we're here it would be better if the government would allow the markets to find their equilibrium; their interference only prolongs the pain.

I noticed the difference this past year-but this year is going to be a much better year.  Hang in there.

Interesting observation, as usual, Jim. I did receive a handful of cards, but not the flood as usual. And NO GIFTS at all from vendors or associates. Strange. We're all cutting back.

John Mulkey, Housing Guru (TheHousingGuru.com)  I agree, we are at a Crossroads, and the Government is prolonging this.

Pat Champion (Coldwell Banker Camelot Realty)  I do believe it will get worse before it turns.  We are not there yet.

Erica Ramus - Realty Executives - 570-622-6006  I think the vendors cutting back is a more ominious sign.  This it their annual opportunity to lay the ground for next year's business.  For them to have offered nothing, not even a $5 Starbucks card does not bode well.

Jim, now that you mentioned it the same thing happened here. Not that I missed the goodies being in the kitchen. Great observation.

Yes, you're right. In fact, I haven't seen a lender in my office in months. Nobody's "courting" our business like in the past.

Here's a thought: I'll bet realtors/brokers have cut back in the real estate end too. Which means if you ramp up your contacts in Jan/Feb you'll stand out. Call lenders and solicit THEIR leads, attorneys... etc.

Missy Caulk-Ann Arbor- Realtor(R)- Ann Arbor Real Estate (Keller Williams-Ann Arbor)It never occured to me because my son was here from New York.  Something haunted me after he returned for the holidays, and I could not put my finger on it until the holidays had passed.  That is the first time since I've ever seen it happen that severe.  I also know that normally, loan officers, and friends of mine in real estate usually love to get together during the holidays for lunches etc...that did not happen.  I am glad for that because that is where all the extra pounds come from.

Jim...

I noticed the same thing. Everyone is looking for some other way to make a living. It's really very sad.

Jim when you put it that way it really does hit home.  People are penny pinching and worried about their future right now.  We may see a spending shift that may last a generation.

As a gift basket company, orders came in but not to the level we had hoped for.  Looking forward to this entire system to turn around this year!

Consuela Greene - We did not see any here in Atlanta.  I also look at it from the perspective of a big producing agent since 92' and.... nothing.  I am not sure what that means for the coming year.

Jim, I agree - I noticed all the same things. Just curious...what part of NY were you once living?

Carol Culkin (Houlihan Lawrence Realty)  I grew up in Brooklyn, went to a private High School in Goshen NY for a while.  I moved out of New York in 1980 to the Washington DC area, and then Buffalo NY 1990-92.  I worked in the Bronx in the 1970's and many co-workers lived in Orange Co, and Dutchess.
