Expired Listings-->Don't let them go

I was wondering if anyone personally uses this concept. I read something and it made me think GREAT IDEA but then it also made me think with all the ego's out there who who do it

here goes.....

 

Instead of letting a listing go that you have had a hard time with sellers or they won't price it right or for some reason you know they won't renew. Why not introduce them to another Agent someone with a different style different ideas etc....for a referral fee of course. at least you can re-coop some of the long hours and advertising you did. Refer another Agent what a concept. don't throw those listings away call me I will Handle it and give you a 20% referral......

I will be waiting for the offers to start flowing in...LOL

This works if the sellers feel that you have done what's best for them.  If they are not letting your firm re-list the property because they feel that you contributed to the home not selling, then why should they trust you with a referral?

I have tried to develop this kind of relationship with other agents, but have been unsuccessful so far.

It really makes sense. Most expired want to change companies as well as agents.

Dear Richard,  I have done this successfully, also have found agents in the area that belong to a board I don't and share listings with them it gets the most exposure and makes us more powerful in a persentation.   Thanks for reminding us !

Interesting concept for sure. I feel mixed about it and skeptical after first reading, but after i thought about it for a few moments, I can see the possible good results. We all have a client that has exhausted us, and sometimes sellers need to hear it again from someone else who is fresh.

I'll let you know if I try it.

I have a listing expiring next month and I'll be doing that mostly because I want my name off of it. It makes our reputation look bad

We have done this and it works. There are times when we just don't see eye to eye with our clients and know we don't want to continue to work with them. If we feel that we won't be the ones re-listing the home, we will proactively mention referring to another agent so we can get them in the door first before the seller brings someone else in.
